New Delhi, Realty major <keyword id="6362997" type="General" weightage="20" keywordseo="dlf" source="Orion">DLF</keyword> on Monday said it has sold 1,113 luxury apartments in Gurugram for Rs 7,200 crore within three days of pre-launch amid strong demand for residential properties. In a regulatory filing, DLF announced "pre-formal launch sales of approximately Rs 7,200 crore for its latest luxury residential development, <keyword id="20105111" type="General" weightage="20" keywordseo="dlf-privana-south" source="keywords">DLF Privana South</keyword> in Gurugram." In March last year, DLF had sold 1,137 luxury apartments, priced Rs 7 crore and above, in its housing project in Gurugram for over Rs 8,000 crore within 3 days. Now, DLF has launched new project 'DLF Privana South' which is spread over 25 acre in Sectors 76 and 77, Gurugram. "This luxury residential offering by DLF was sold out within 72 hours, in its pre-launch phase," DLF said. The project will comprise 1,113 luxury residences across 7 towers, presenting 4 BHK apartments and penthouses. DLF Privana South will be part of a larger development, "DLF Privana" spread over 116 acre. Aakash Ohri, Joint Managing Director and Chief Business Officer, DLF Home Developers Ltd, said, "The swift pre-launch sellout serves as a testament to the increasing demand for high-rise luxury developments by DLF, delivering the highly aspirational DLF lifestyle." To discourage bulk bookings, each buyer was allotted only one unit, with about 25 per cent of the sales coming from Non-Resident Indians (NRIs), and a booking amount of Rs 50 lakh. DLF has developed more than 158 real estate projects and developed an area in excess of 340 million square feet. DLF Group has 215 million square feet of development potential across residential and commercial segment. The group has an annuity portfolio of over 42 million square feet. DLF is primarily engaged in the business of development and sale of residential properties (Development Business) and the development and leasing of commercial and retail properties (Annuity Business).

The Reserve Bank of India’s (RBI) rate setting panel decided to keep its key policy rates unchanged in its October meeting. Even as the pause was much expected by the markets, Sensex and Nifty gained 364 points and 107 points respectively. Most Nifty indices closed in the green with the exception of Nifty Media. But the best performers of the session were the usual suspects – real estate stocks. Nifty Realty rose by 3%, with eight of its constituents closing in the green. <keyword id="6362997" type="General" weightage="20" keywordseo="dlf" source="Orion">DLF</keyword>, <keyword id="19040981" type="General" weightage="20" keywordseo="godrej-properties-and-lodha-developers" source="Orion">Godrej Properties and Lodha Developers</keyword> gained 4% during the session. “Realty shares hogged the limelight after taking the hammering in recent trades amid hopes that no change in interest rates may boost home sales, especially during the festive season,” said Amol Athawale, VP of technical research at Kotak Securities. The Asian market performance too added to the euphoria in the markets. US equities however were weighed down this week as the 10-year US Treasury yield hit a 16-year high this week. Experts also believe that Nifty could hold on to these levels going forward and will be guided by the earnings season which starts next week. Positive sentiment to continue Nifty took support near 19,350 and bounced back sharply in the last two trading sessions. Nifty recouped all of the losses seen earlier this week on the back of firm global cues. Sentiments got a lift after US Treasury yields retreated and as oil prices plummeted, said Prashanth Tapse, Senior VP (Research), Mehta Equities. “Currently, the index is trading near the 50-day SMA (Simple Moving Average), and on weekly charts it has formed a Hammer kind of formation which is largely positive. As long as the index is trading above the 50-day SMA or 19575 level the positive sentiment is likely to continue,” added Athawale. The Nifty Bank index fell by 0.5% this week due to sell-offs in banking stocks. Stock markets close on a high; real estate stocks shine

Financial services company <keyword id="45949" type="General" weightage="80" keywordseo="jm-financial" source="Orion">JM Financial</keyword> has maintained a "buy" call on real estate developer <keyword id="6362997" type="General" weightage="100" keywordseo="dlf" source="Orion">DLF</keyword>. Accordingly, the target price has been pegged at Rs 450 per share, implying a 34 per cent upside by March 2023, as against its current price of Rs 333. According to a note by JM Financial, DLF continues to offer a lot of visibility backed by broad-based momentum in the residential business, significant expansion plans in <keyword id="286753" type="General" weightage="50" keywordseo="dlf-cyber-city-developers" source="Orion">DLF Cyber City Developers</keyword>, monetisation of land banks, and a possible REIT listing. "Given the detailed plans laid out by DLF at its recent analyst meet, we try and estimate a possible blue-sky scenario for the company," the note said. Low mortgage rates, stable property prices and robust hiring outlook for IT/ITeS [IT-enabled services] and financial services, especially in south India and continued work-from-home is expected to support residential housing demand,” said a report by ICICI Securities, dated September 4. The report says DLF, Oberoi Realty, Brigade Enterprises, Sunteck Realty and Mahindra Lifespaces are some preferred stocks by the broking firm in the realty segment. The report shows that the home loan rates offered by most large lenders range in the 7-7.5% range for 20-year housing loans and is the lowest ever since 2005. The Indian real estate performance has been affected for many years owing to demonetisation, real estate regulatory authority (RERA)/goods and services tax (GST) implementation, NBFC funding crisis and the first and second waves of the COVID-19 pandemic in India. “However, heading into FY22 and beyond, we believe that the sector is set for an upcycle,” said analysts at ICICI Securities. RERA came into action in 2017 to ensure transparency in the real estate segment thereby tightening rules, which made it difficult for developers to launch new projects without approvals. And in the last few years, non-banking financial companies have seen a <a href="https://www.moneycontrol.com/news/business/all-you-want-to-know-about-the-nbfc-crisis-3966551.html">liquidity crisis led by IL&amp;FS group. </a> Gagan Banga, managing director of Indiabulls Housing Finance, in an interview with CNBC-TV18 said that they are seeing strong demand in home loans. “Mid-income group is showing a lot of demand, the best in 15 years,” he said. “The Indian real estate sector is at a crossroads. After a gap of almost eight years, demand seems to be picking up in the residential segment aided by improved affordability, COVID-19 induced factors and government measures to boost housing absorption,” said a report by Edelweiss Securities. Further, analysts feel the residential market will do well in the near future. Listed players have gained market share with new launches in the last 2-3 years and they expect it to continue. Yash Gupta, equity research analyst at Angel Broking, says he expects the residential market to do well in the near future. Also, expect new hiring by [the] IT industry to increase residential demand in Bangalore, Pune and Chennai. “We have seen a strong consolidation in the top 10 cities in India towards organised players post Demon [demonetisation], RERA, IL&amp;FS crisis. Listed players have gained market share in new launches in the last 2-3 years, we expect this to continue,” he said. While a lot of segments have come to a complete standstill, even real estate is bearing the brunt. Recent surveys and reports around the sector have revealed that both residential and commercial real estate will be hit adversely. The real estate sector is expected to witness low demand and might even find it difficult to launch new projects or finish ongoing projects. Experts believe that the sector will continue to see a slowdown even after the lockdown is called off. While Finance Minister <keyword id="129243" type="PERSON" weightage="20" keywordseo="Nirmala-Sitharaman">Nirmala Sitharaman</keyword> in her latest speech offered some relief to the sector when she said the COVID-19 disruption would be treated as force majeure under Real Estate (Regulation and Development) Act provisions, it will still take the sector to come out of the slump. As a part of the Atma Nirbhar Bharat mission, the FM also announced that registration and project completion timelines would be extended by six months. We recently caught up with Karan Kumar, CMO, DLF Limited to understand how the lockdown has impacted the brand as well as the overall real estate industry. Edited excerpts: Q) The <keyword id="8764728" type="UNKNOWN" weightage="20" keywordseo="covid-19">Covid 19</keyword> lockdown has been challenging for most sectors. For real estate, what are the challenges and how are you working around these difficulties? Like for any sector, the biggest challenge right now is to try and comprehend the revised consumer expectations from the category and for every enterprise to evaluate how well they are tooled to meet them. These expectations will fundamentally impact product design and processes that govern its presentation and sale. Specific to our category, we need to understand increased physical distancing will impact design of new homes, offices and malls. Another aspect is the incidence of working from home. Although precipitated by the current pandemic, I am sure the concept will find much greater acceptance than ever before. What is the import of this while we plan our next set of products and how we incorporate this as a core utility as part of new designs is also something all real estate developers will have to evaluate and factor in as part of their plans. Q) Has the current situation made you innovate and think out of the box, in terms of how you communicate with your consumers? At one level it has and at another, it has encouraged us to strengthen certain existing capabilities which needed greater reinforcement. Improved and more immersive customer engagement while the product, the buyer and the seller continue to operate in discontinuous and remote locations is a challenge which we need to face with fervor and innovation. We are learning all the time and piloting initiatives that we think can provide successful and sustainable solutions in this regard. Engagement via social and digital media is also stronger now than ever before. So this is a great opportunity for enterprises to be brave and invest in communication approaches that are new, offering heightened levels of consumer engagement. Q) Real estate spends big on OOH, Print, two mediums that have been badly hit. How have you modified your marketing strategy during these unprecedented times? The entire industry is trying to reassess and prioritize overall cash flows, marketing included. The first priority is to clear all and any old outstanding amounts that are payable to various partners. Second, to provide financial security to all stakeholders employed either directly or indirectly with the business and this includes the daily wage earners. Only after that are we arriving at spends that are necessary to ensure stakeholder communication and engagement. We are trying to explore innovative and efficient ways to drive this engagement – both to communicate as also to interact virtually from remote locations given the imperatives of physical distancing. So while there spends on conventional media platforms have been impacted but investments continue to be made to develop a more robust and long term engagement strategy in response to situation all of us find ourselves in. Q) What have your key learnings from this experience been? The one thing that has been reiterated is that especially during times of crisis, our ears need to be as close to the ground as possible. Understanding the impact on various stakeholders (consumers included) and how it will influence new consumption behavior is critical. That in turn triggers critical reevaluation of the current product design and mix as also reevaluation of the processes that currently aid their delivery. Changes that may need to be made to both would be derived out of this fresh understanding and such changes must be implemented with speed and clear purpose. Such incidents also nudge everyone to retool themselves, explore innovations and alternate approaches that help at identifying new breakout opportunities. Q) How long do you think the effects of the lockdown will take to wear off for a brand like DLF? What have your crisis management strategies been? We are still studying the medium to long term impact of this crisis on the sector. I suspect it will be a couple of quarters by when consumer sentiment towards purchase will show any sign of rebound. That said, I am equally sure that brands like DLF who are trusted by consumers because of its proven legacy of delivering on commitment made will have a head start during this period of rebound and restart. Q) How are you ensuring you keep communicating with consumers effectively and that your efforts aren't seen as opportunistic as it is easy for consumers to misread a brand's marketing efforts during times like these? Our communication has largely been around the measures we have been undertaking to keep our immediate and extended community protected. Medically, financially and from any other aspect that we can control. Our language is one of honesty and transparency and our intent is only for all stakeholders to be reassured in the knowledge that DLF is here to stay and will stand by them, caring as much as possible for them during this unfortunate and unprecedented pandemic.

At 7:42 am, the SGX Nifty was down 0.34%, indicating a tepid start for Nifty50. US stocks slipped on Tuesday, with the S&amp;P 500 and the Dow Jones industrial average trading lower after closing at record highs on Monday, as traders baulk at spiking virus cases. The Dow Jones Industrial Average closed 167 points lower, and the S&amp;P 500 was down 0.48%. These are the stocks to watch out for during the trading session today: Lakshmi Vilas Bank On Tuesday evening, the government placed Lakshmi Vilas Bank under a one-month moratorium, superseded its board and capped withdrawals at ₹25,000 per depositor. The step was taken by the government, on the advice of the Reserve Bank, in view of the declining financial health of the private sector lender. Meanwhile, the RBI has also placed in the public domain a draft scheme of amalgamation of Lakshmi Vilas Bank (LVB) with DBS Bank. The shares of Lakshmi Vilas Bank ended 0.32% lower on Tuesday. DLF DLF gets listed on Dow Jones Sustainability Indices (DJSI), becoming the only Indian realty firm to be included in the DJSI index. The index recognised DLF based on its record for its governance, social and environmental initiatives. <keyword id="6362997" type="CITY" weightage="100" keywordseo="DLF">DLF</keyword> Ltd., India's top <keyword id="6354553" type="COMPANY" weightage="100" keywordseo="real-estate">real estate</keyword> developer, was the top gainer on the futures and options market after its quarterly earnings exceeded market's expectations. 
 
DLF said its first quarter profit fell marginally to 122 crore rupees compared with 127.6 crore rupees in the same quarter a year ago. Sales during April-June quarter surged 29 percent to 2,231.2 crore rupees versus 1,725.2 crore rupees in the year ago period. DLF was able to sell lots of high value flats in its major projects in the past three months. Both profit and sales beat analysts' forecasts. 
 
As a consequence DLF rose 9 rupees, or 8 percent, to 123 rupees on the National Stock Exchange, where 58 lakh shares were traded. Its futures showed a build up of long positions and Open Interest rose 11 percent. 
 
DLF has seen its market capitalisation erode 37 percent to 20,330 crore rupees in one year as investors stayed away from the real estate sector. The stock trades at 0.7 times its book value of 154 rupees.

Prestige and Brigade Bengaluru-based developers Prestige and Brigade Group have partnered to develop a shopping mall and a hotel in Chennai at the cost of around ₹500 crore. The two leading developers have jointly taken 7.5-acre land on a 99-year lease in Chennai. The shares of Prestige ended 3% lower on Wednesday, whereas Brigade was up over 4%. Kirloskar Brothers Regulator SEBI has slapped a penalty of ₹31 crore on Kirloskar Brothers Ltd (KBL) promoters and others for indulging in insider trading and committing fraud on public shareholders of Kirloskar Industries. Also, the entities have been barred from the capital market for a period ranging three months to six months, the regulator said in three separate orders on Tuesday. The shares of Kirloskar Brothers ended 0.18% lower on Wednesday. Aavas Financiers Aavas Financiers board approved to raise up to ₹100 crore via bonds. The shares of Aavas Financiers ended 0.44% lower on Wednesday. <a href="http://www.businessinsider.in/searchresult.cms?query=DLF+Ltd.">DLF Ltd.</a>, India's top real estate company, surged to its day's high on Wednesday after it announced a project-specific joint venture with an overseas sovereign fund. 
 
GIC, Singapore's sovereign wealth fund, will invest 1,990 crore rupees into a joint venture overlooking DLF's two projects in Central Delhi, DLF said in a statement to the exchanges. 
 
As a consequence, DLF jumped 5 rupees, or 4.7 percent, to 111.40 rupees on the <a href="http://www.businessinsider.in/searchresult.cms?query=National+Stock+Exchange">National Stock Exchange</a> with 1.04 crore shares traded compared with a 5-day average of 1.46 crore shares. Open Interest rose 4.8 percent over Tuesday, indicating a modest build up of long positions. 
 
DLF's <a href="http://www.businessinsider.in/searchresult.cms?query=market+capitalisation">market capitalisation</a> fell 40 percent in the past one year to 19,200 crore rupees as investors stayed away from a sector exhibiting falling prices and slipping demand.
