One coder-turned-investor used the chatbot to find an apartment. Daniel Dippold, the 28-year-old CEO and founder of venture capital firm EWOR, and his girlfriend had spent four months looking for an apartment to rent in Berlin with no success. German housing platforms like <a href="https://www.immobilienscout24.de/Suche/de/berlin/berlin/wohnung-mieten" target="_blank" rel="noopener">Immo Scout24</a>, <a href="https://www.immowelt.de/suche/berlin/wohnungen/mieten" target="_blank" rel="noopener">immowelt</a>, and <a href="https://www.immonet.de/berlin/wohnung-mieten.html" target="_blank" rel="noopener">Immonet</a> didn't offer units they liked, and when he turned to his network, there were no good leads."I got really worried because there was literally no one able to provide a flat," Dippold told Insider. Then, Dippold, who began using OpenAI's ChatGPT and was soon "coding with it all the time," became inspired by the chatbot's capabilities. He wondered if he could use ChatGPT to secure an apartment. "When I was really exhausted looking for a flat in Berlin, I figured, 'Hey, can I build something that makes it easier for me potentially with GPT?'" he wondered. The chatbot spit out 20 options, including setting up automated alerts on housing websites and developing a machine-learning model to predict which areas have the best deals. Some of these suggestions "inspired him," but many weren't practical, he said. As a result, he asked ChatGPT to generate 40 more suggestions. He zeroed in on his favorite: compiling a database of all the public and private property managers in Berlin to contact. He liked this option because he could ask them if they have apartments that may soon be on the market to get ahead of the competition. Next, he asked ChatGPT to build a web scraper — a tool that extracts data from websites — in Python that could create a database populated with the names of all the property managers in Berlin. The chatbot spit out a script, and after Dippold tweaked its code, the bot produced a database filled with more than 100 property management firms, each with multiple apartments that came with an address, location, phone number, and e-mail."That sped up the process even further," he said. After that, he manually wrote emails in German — GPT is better in English, he says — to each management company on the list. He included contact information, as well as why he and his partner would be good tenants. He received 35 responses in just one day. Insider verified the process with screenshots of the chatbot's responses and with emails from housing authorities. Since he didn't want to manually respond to each email, Dippold asked ChatGPT to generate code that would create automatic responses that would include personal documents like their passports and pay stubs. This meant the couple was able to send out their application materials before other prospective tenants. He narrowed down the list to three units that his girlfriend later toured based on their preferred size, price, and location. Dippold and his girlfriend are now choosing between one of two apartments that accepted their applications thanks to ChatGPT. Using the chatbot to find housing, Dippold said, was a "creative solution" that he found "faster" and "higher quality" than traditional modes of apartment hunting. Still, Dippold admits the chatbot isn't perfect. Many of the solutions ChatGPT suggested, he said, were "absolute crap," such as creating a chatbot to talk to landlords and signing a lease without seeing the place in-person. The AI only understood short prompts with little context, produced "buggy" code riddled with errors, and generated answers "that were just wrong." Still, he was able to find workarounds by asking the bot follow-up prompts and drawing from his own coding expertise to fix bugs. As a self-proclaimed digital nomad, there is no doubt he will use ChatGPT to find housing again in the future. "I would definitely do this again," Dippold said. Language like that has become so hackneyed and overused — it makes me cringe.My team and I always manage our client's expectations, especially when it comes to property descriptions. We've sold properties for professional writers and have had to tell them their listing is not going to sound like a poem or a short story and that, if there's even a chance, it may not even include their favorite neighborhood hangouts. The ultimate goal is simply to get as many eyes as possible on it.<h2>The first time I used ChatGPT to create a listing, I instructed it to write an eloquent real-estate-property description</h2>I included the address of the property, along with a variety of details including the ceiling height, brand-name appliances, amenities, and proximity to certain popular locations. I also requested the listing begin and end with the address to yield higher search results.Within five seconds, ChatGPT churned out a well-written property description. It wasn't going to win any Pulitzer Prizes, but it did the job.We barely tweaked it, except to minimize some repetition, and then sent it to our client for approval. They sent back a lot of revisions, including factual errors, tone, and redundancies, which was pretty eye-opening because our team hardly ever gets that type of feedback when we write them ourselves.What we learned from that first instance was while ChatGPT was a great tool, we still needed to review its work with more than just a cursory eyeball to omit any repetition and ensure it flows. Even with this extra step, a listing now takes us less than an hour.After implementing our client's revisions and making a few additional edits ourselves, the first listing was ready to go. We still considered it a win because we had a foundation to work from and didn't have to write the description from scratch.Twenty-five people attended the first open house for that listing, and we received five offers that day. The apartment sold for 10% above the asking price.<h2>ChatGPT isn't the be-all and end-all — it's another resource we can add to our toolbox</h2>We can't credit ChatGPT with the sale, but the listing did reach a lot of people thanks to the SEO keywords.Since ChatGPT is still so new, I've used it for fewer than 10 listings. But since I've discovered the power and ease of it, it's become my go-to resource. I've found that it puts a fresh take on descriptions and dramatically streamlines the process of writing them, allowing us more time to focus on other aspects of our business.I recently attended an industry conference, and I can tell you I'm not the only one who sees the benefit of using ChatGPT for work.When it comes to getting my client's property seen, my attitude has always been the same — I'm always willing to push the envelope and try something new, and right now, that's ChatGPT.

Helps keep up with increased demand from out-of-state buyers</h2>Since the pandemic, the CRE market has seen increased demand for virtual tours and an influx of inquiries from out-of-state buyers — ChatGPT has been instrumental in helping me keep up with these.For example, if a potential tenant is interested in a virtual tour of a specific property, ChatGPT can generate an email that includes information about the property, parking, and accessibility.It can also be useful in composing confirmation emails to send to clients detailing the specifics of the virtual tour appointment scheduling. The tool can be trained to generate personalized emails based on the requests for virtual tours.ChatGPT's ability to stand in as an AI-powered virtual assistant has helped even outside of regular business hours. This has not only saved us time, but has also led to conversions.<h2>4. Generates data reports </h2>ChatGPT can generate data reports that allow me to analyze the performance of particular client interactions, as well as outreach and marketing campaigns. All these rapidly generated insights feed into actions and strategies that I implement to address issues or reallocate resources. It's like having an in-house data analyst or data scientist available around the clock — an unlikely dream hire for SMBs like mine.<h2>Here are my tips for how to get started using ChatGPT</h2>Start small, and focus on the areas of your business that could benefit the most from leveraging AI — a few areas include lead generation, client communication, scheduling, and even data analysis.But there are many more opportunities for AI that may be exploitable in your business niche. I highly recommend having a play around with ChatGPT's capabilities and brainstorming possible, even far-fetched applications for your business.To do this, first identify pain points in your business, or areas that could be further optimized with AI. Then explore how you can apply ChatGPT's functionality to each particular use case.It's also important to have a clear understanding of the kind of responses you want ChatGPT to generate. The biggest potential pitfall with ChatGPT is factual accuracy, and the tool has a hard time saying "I don't know." This can lead to ChatGPT making things up and presenting them as fact, or citing research papers or news reports that never existed.Another challenge is that ChatGPT pulls data from an inherently flawed dataset: the Internet. So even if it doesn't invent anything, it might repeat incomplete or inaccurate information.Still, by training ChatGPT with accurate and comprehensive data, it can produce more helpful responses, such as improving the quality of your customer interactions, helping you close more deals, and allowing you to make more informed decisions about business direction.Remember to continually monitor and evaluate the performance of ChatGPT, adjusting and refinements as necessary. Tweaking the prompts produces varying results, so we keep track of the prompts and the results. This can help you optimize its capabilities, catch any erroneous or buggy outputs, and maximize the benefits.You can find helpful prompt lists online. I used some of these in the beginning; tweaked them based on our industry, customers, and what we were aiming for; then spent time reviewing the results to check it wasn't "making stuff up" or pulling from erroneous data.Don't be afraid to experiment and try new things with ChatGPT. Take risks, make mistakes, and get familiar with its capabilities. But Fed Chair Jerome Powell's comments after the Federal Open Market Committee's announcement could provide clues for when relief will arrive. (These days, a good chunk of the market <a target="_blank" href="https://www.cmegroup.com/markets/interest-rates/cme-fedwatch-tool.html">is betting it'll come in June</a>.)But regardless of when rates are cut, consumers might still need to do a bit of soul searching to realize the past is the past. The signs are there, from an increase in single-family rental dealmaking to prices on commercial mortgage-backed securities rising.</li><li>Is investing in sports fair or foul? The most bearish and bullish takes in Matt's roundup are a world apart. BCA Research set an S&amp;P 500 price target of 3,300, while Yardeni Research sees the S&amp;P hitting 5,400 by the end of 2024. So, how can two sides see things so vastly differently?For BCA Research's outlook, the belief is that <a style="text-decoration: underline;" href="https://www.businessinsider.com/stock-market-crash-sp500-prediction-recession-2024-us-economy-outlook-2023-11">high interest rates will continue to take their toll on the market</a>. Even if the Fed cuts rates, it likely won't be enough. They say any policy adjustment will come after the summer, and things will already be headed downward at that point. "Cracks" are already appearing in the job market, and a default cycle could be on the horizon.(It's worth noting that the firm's prediction was made before the <a style="text-decoration: underline;" href="https://www.businessinsider.com/interest-rates-fed-pauses-increases-december-rate-cuts-powell-inflation-2023-12">Fed's comments about projected cuts in 2024</a>.)And then there's Yardeni Research, where the sky is essentially the limit for the market in 2024.Ed Yardeni sees the S&amp;P 500 rising 17% thanks to what he calls the "Roaring 2020's." Google has announced that 1,000 new airports, train stations, and malls in various markets will also receive the Live View functionality. New features for EVs with built-in Google Maps Google Maps will utilize AI to suggest a convenient charging stop for your electric vehicle, considering traffic, your vehicle's current battery level, and the expected energy consumption for your trip. This feature is also available for shorter journeys. Additionally, Google Maps will highlight fast charging stations, specifically those that support 150KW or higher, to speed up the charging process. Google unleashes AI-powered updates to revamp user experience on Maps, Search and Translate

Auto components maker <keyword id="16974120" type="General" weightage="80" keywordseo="lifelong-group" source="Orion">Lifelong Group</keyword> on Wednesday said it has acquired stressed automobile after-sales service startup <keyword id="3933763" type="General" weightage="100" keywordseo="gomechanic" source="Orion">GoMechanic</keyword> for an undisclosed amount. The <keyword id="16975195" type="General" weightage="50" keywordseo="gomechanic-business" source="Orion">GoMechanic business</keyword> has been acquired by the Lifelong Group as the majority shareholder under Servizzy consortium, the Delhi-based firm said in a statement. The Lifelong Group is an Indian company established in 1985 and has been looking to expand its operations in the automotive service and repair industry. This acquisition and new ownership structure with Lifelong Group, a manufacturer of automotive components, medical devices, and a player in the e-commerce space, heralds a new phase for GoMechanic business, it added. The Servizzy consortium, to be led by the Lifelong Group, emerged as the strongest bid in this process for the acquisition of the GoMechanic Business in accordance with the terms and conditions contained in the agreement, it noted. Financial details regarding the deal were not shared. In January this year, GoMechanic co-founder <keyword id="2254426" type="General" weightage="50" keywordseo="amit-bhasin" source="Orion">Amit Bhasin</keyword> admitted to errors in financial reporting, following which a forensic audit has been ordered and a business restructuring undertaken which will see 70 per cent of the 1,000-odd workforce being laid off. Nearly two years after it raised a mammoth USD 42 million in funding, it emerged that GoMechanic cooked its financial books by inflating revenues. GoMechanic navigated the recent challenges by continuing operations across 800 workshops and servicing 30,000 vehicles in January. "Acquisition of the GoMechanic business, aligns with our strategic vision of synergising the Lifelong Group's proven expertise in the automotive industry. We are focused on building upon GoMechanic's business journey, and will continue revolutionizing the Indian automotive service and repair industry," a Lifelong Group official spokesperson said. Lifelong Group diversified into auto component manufacturing in 1995, medical devices in 2005 and e-commerce in 2015. Because tech workers are typically college-educated, with specialized skills in high demand across many industries, their chances of finding new jobs are pretty good in any economy. But right now, those odds are unusually good — and many tech workers are bouncing back stronger than ever.<ul><li>Even as the tech sector has been hammered by mass layoffs this year — more than 140,000 workers since March, by one count — the vast majority who have been let go haven't remained on the sidelines for long. </li><li>According to an analysis of laid-off workers conducted by Revelio Labs, a workforce-data provider, 72% have found new jobs within three months. Even more surprising, a little over half of them have landed roles that actually pay more than what they were earning in the jobs they lost.</li><li>Even though tech companies are doing terribly right now, a lot of businesses in other industries are fine.
