A total of five movies hit the theatres on Friday the 21st but none could bang the <keyword id="25892" type="ORGANIZATION" weightage="100" keywordseo="box-office">box office</keyword> like Sunny Leone-starrer <keyword id="1020628" type="UNKNOWN" weightage="100" keywordseo="Ragini-MMS-2">Ragini MMS 2</keyword>. The sequel to the hit <keyword id="30679" type="UNKNOWN" weightage="100" keywordseo="horror-flick">horror flick</keyword> <keyword id="500381" type="UNKNOWN" weightage="100" keywordseo="Ragini-MMS">Ragini MMS</keyword> netted Rs 24.5 crore at home during the debut weekend while 4th day (Monday, March 24) collections stood at around Rs 4.5 crore nett at the <keyword id="827271" type="UNKNOWN" weightage="100" keywordseo="Domestic-Box-Office">domestic box office</keyword>, as per industry estimates. 
 “RaginiMMS2 Fri 8.43 cr, Sat 7.29 crore, Sun 8.78 crore. Total: Rs 24.5 crore nett. India biz,” trade analyst Taran Adarsh tweeted. In spite of a slight drop in business on the second day, this <keyword id="2165873" type="UNKNOWN" weightage="100" keywordseo="Horror-erotica">horror erotica</keyword> picked up pace and turned out to be this year’s third highest grosser over the opening weekend, after <a href="http://www.businessinsider.in/Jai-Ho-Salman-FightsThrough-Clichs-Fails-To-Create-A-Dhoom/articleshow/29505187.cms">Jai Ho</a> (around Rs 60 crore) and <a href="http://www.businessinsider.in/Box-Office-Gunday-LeavesYou-Clueless-But-Cash-Register-is-Ringing/articleshow/30626422.cms">Gunday</a> (Rs 43.9 crore). The movie has also surpassed the lifetime business of <a href="http://www.businessinsider.in/Madhuri-starrer-DedhIshqiya-Stumbles-At-Box-Office-Yaariyan-Romps-Past/articleshow/28798719.cms">Dedh Ishqiya</a> (Rs 27 crore) and <a href="http://www.businessinsider.in/Highway-ExploresShadow-Zones-But-Fails-To-Impress-At-Box-Office/articleshow/31008054.cms">Highway</a> (Rs 27.25 crore), as per Koimoi. 
 
Along with Ragini MMS 2, four other movies were also released on March 21. These include <keyword id="1600822" type="UNKNOWN" weightage="100" keywordseo="Gang-of-Ghosts">Gang of Ghosts</keyword>, Ankhon Dekhi, <keyword id="6526" type="PERSON" weightage="100" keywordseo="Lakshmi">Lakshmi</keyword> and <keyword id="2165865" type="UNKNOWN" weightage="100" keywordseo="Kolkata-Junction">Kolkata Junction</keyword>. But keeping in mind how horror has flourished this week, we are focusing on just two movies today – Ragini MMS 2 and Gang of Ghosts. We will have another ‘Box Office’ story tomorrow and bring you the rest of the three movies, along with their box office performances. 
 Coming to performance, let us tell you that the <keyword id="1465525" type="UNKNOWN" weightage="100" keywordseo="horror-comedy">horror comedy</keyword> Gang of Ghosts did decently at the domestic box office and total collection after the first weekend was around Rs 14.25 crore, against a total budget of Rs 15 crore. That is not at all disheartening, taking into consideration the tough competition posed by the Ragini sequel, which is already way ahead of its total budget of Rs 18 crore. 
 
 
 Although <keyword id="1983057" type="UNKNOWN" weightage="100" keywordseo="Adult-movie-star">adult movie star</keyword> <keyword id="836886" type="PERSON" weightage="100" keywordseo="Sunny-Leone">Sunny Leone</keyword> made her Bollywood debut with <keyword id="25529" type="ENTERTAINMENT" weightage="100" keywordseo="jism-2">Jism 2</keyword>, it is Ragini MMS 2 that has given her the biggest break in India till date. Interestingly, <keyword id="303" type="POSITION" weightage="80" keywordseo="Director">director</keyword> <keyword id="820957" type="PERSON" weightage="100" keywordseo="Bhushan-Patel">Bhushan Patel</keyword> had earlier helmed another successful horror flick – 1920: Evil Returns. Ragini MMS 2 has been produced by <keyword id="6354597" type="PERSON" weightage="100" keywordseo="Ekta-Kapoor">Ekta Kapoor</keyword> and <keyword id="154993" type="PERSON" weightage="100" keywordseo="Shobha-Kapoor">Shobha Kapoor</keyword>. 
 
Now that we know the awesome numbers the movie is commanding, let us have a look at what’s selling Ragini MMS 2. Well, that’s a kind of no-brainer in this context. A <keyword id="2165868" type="UNKNOWN" weightage="100" keywordseo="Sizzling-Sunny-Leone">sizzling Sunny Leone</keyword> flaunting her assets throughout the movie and looking a bit more confident than usual (who wouldn’t when one is portraying her own character), and some <keyword id="2165869" type="UNKNOWN" weightage="100" keywordseo="Spooky-elements">spooky elements</keyword> craftily thrown in here and there to keep the fear factor alive are tantalising enough to be lapped up by the audience. Add to that chartbuster songs like <keyword id="38162" type="UNKNOWN" weightage="100" keywordseo="Baby-Doll">Baby Doll</keyword> and <keyword id="2019181" type="UNKNOWN" weightage="100" keywordseo="Chaar-Botal-Vodka">Chaar Botal Vodka</keyword>, and you have the perfect recipe for box office success. 
 
Unlike the prequel (Ragini MMS) that featured a balanced mix of <keyword id="2165871" type="UNKNOWN" weightage="100" keywordseo="Horror-and-sex">horror and sex</keyword>, the equation has changed this time, along with the cast, and tilted heavily towards the explicit. However, the horrex picks up from where the earlier one had left, telling us the fatal story of a movie production team that has come to the infamous haunted haveli to make a movie on Uday and Ragini, whose earlier escapade in the house had gone awry. In fact, it won’t be a bad idea to watch Ragini MMS once again before you watch the second in the series. Now that the leaked MMS made by Uday has gone viral, film-maker Rocks (<keyword id="6532013" type="PERSON" weightage="100" keywordseo="Parvin-Dabas">Parvin Dabas</keyword>) decides to cash in on the scandal; ropes in Sunny as the female lead and lands at the house for the shoot. Here, Sunny seems to be at her explicit best but the bone-chilling moments are not missing altogether, in spite of their routine predictability. For instance, you will find the quintessential exorcist in <keyword id="2165872" type="UNKNOWN" weightage="100" keywordseo="Dr-Meera-Dutta">Dr Meera Dutta</keyword> (<keyword id="18941" type="PERSON" weightage="100" keywordseo="Divya-Dutta">Divya Dutta</keyword>), to say nothing of the usual trappings of a <keyword id="1571333" type="UNKNOWN" weightage="100" keywordseo="paranormal-thriller">paranormal thriller</keyword>. Maybe erotica and a heavy dose of <keyword id="2165874" type="UNKNOWN" weightage="100" keywordseo="Quirky-humour">quirky humour</keyword> have been the saving grace of this movie, along with the terror lacing. 
 
The other horror release of the week is Gang of Ghosts, a photocopy adaptation of the original Bengali flick, <keyword id="494729" type="ENTERTAINMENT" weightage="100" keywordseo="Bhooter-Bhobishyot">Bhooter Bhobishyot</keyword>. Directed by <keyword id="2218" type="PERSON" weightage="100" keywordseo="Satish-Kaushik">Satish Kaushik</keyword>, this one tells an intriguing story of an <keyword id="2165876" type="UNKNOWN" weightage="100" keywordseo="Over-urbanised-Mumbai">over-urbanised Mumbai</keyword> and how the departed souls are compelled to leave their last stronghold as haunted houses are speedily turned into high-rises and multiplexes. The original one has a touching message in the guise of comedy – one can actually sense the pain of getting uprooted as your city turns too affluent to be affordable. But the <keyword id="39358" type="UNKNOWN" weightage="100" keywordseo="hindi-remake">Hindi remake</keyword> falls flat in spite of veterans like <keyword id="6533" type="PERSON" weightage="100" keywordseo="Anupam-Kher">Anupam Kher</keyword> and <keyword id="297" type="PERSON" weightage="100" keywordseo="Jackie-Shroff">Jackie Shroff</keyword>. Still, those who have not watched the original may like it enough – that could be one possible reason behind its moderate box office success.

MMS 2 Thrills All; Gang Of Ghosts Lacks Finesse

He famously turned down the opportunity to work on <keyword id="19901337" type="General" weightage="20" keywordseo="Karan-Johar" source="keywords">Karan Johar</keyword>’s iconic film <keyword id="19965749" type="General" weightage="20" keywordseo="Kuch-Kuch-Hota-Hai" source="keywords">Kuch Kuch Hota Hai</keyword> (1998), a movie that went on to become a cultural phenomenon. In a recent chat on comedian <keyword id="22251029" type="General" weightage="20" keywordseo="Sapan-Verma" source="keywords">Sapan Verma</keyword>’s YouTube channel, Javed Akhtar revealed that when Karan Johar approached him to work on Kuch Kuch Hota Hai, he initially agreed. However, when Johar decided on the film’s now-famous title, Javed had second thoughts. “Kuch Kuch Hota Hai… kya hota hai?” he wondered aloud, sharing how he couldn’t quite wrap his head around the vague phrase. Javed refused to write lyrics for a film with a title he found meaningless. At the time, Johar was a debutant director and Mr Akhtar, known for his profound and poetic sensibilities, probably felt that the title lacked the gravitas he typically looked for in a project. Instead, the film’s songs were penned by <keyword id="20407788" type="General" weightage="20" keywordseo="Sameer-Anjaan" source="keywords">Sameer Anjaan</keyword>, who delivered chartbusters like "Tujhe Yaad Na Meri Aayi" and the iconic title track "Kuch Kuch Hota Hai." Salman Khan gets biggest opening of his career with Tiger 3

Real estate services company Anarock, through its analysis of monthly rents in the top 7 cities' prominent areas, has found that Bengaluru's Thanisandra Main Road and Marathahalli-ORR have witnessed the highest growth in residential rental values in Q1 2023 – rising 24% each from a year ago. The typical monthly rental for a standard 2-bedroom, 1,000 square foot home on Thanisandra Main Road went up from ₹21,000 in Q1 2022 to ₹26,000 in 2023. Meanwhile, at Marathahalli-ORR (Outer Ring Road), the average monthly rent increased from ₹22,500 last year to ₹28,000 in Q1 2023. Says Prashant Thakur, senior director and head, research, Anarock Group, “When it comes to rental demand and zooming rents, Bengaluru currently stands out among the top 7 cities, with East and North Bengaluru the biggest blips on the rental radar map owing to the IT/ITeS belt there. Whitefield, Sarjapur Road, Marathahalli-Bellandur Outer Ring Road, Thanisandra Main Road and even Hebbal are the clear chartbusters.” He adds that rental values in the IT capital's prominent markets are expected to rise further by anywhere between 5-12% in 2023, depending on the location, property, builder-type and other aspects. Interestingly, the next two two areas with the highest rental value growth rates among the seven cities were also located in Bengaluru. Whitefield, which is another significant IT/ITeS hub, experienced the second-highest increase in rental value, with a growth rate of 21% during the same period. That translates to an average increase of ₹4,600/month. The actor also took to Instagram to request Zomato to 'send Partho on her next order, so that she can keep her cake handy.' The campaign has already crossed 1.6 million views on Instagram. According to ClanConnect, Katrina Kaif is the 9th most followed celebrity in India on Instagram with an engagement rate of 4.09% and 52.7 million followers, after Prime Minister Narendra Modi and Actor Akshay Kumar. So, after interviewing so many of them, we decided to pick out five most common characteristics that both men and women professionals observed in their respective bosses err…women bosses. 
 
Mother or step-mother? 
 
Having worked under a woman boss myself, I was pretty surprised when men called them motherly, “They are very understanding. They like to listen and generally they are on the same wavelength with their fellow team members,” says Shubhojit Roy, a professional who works with a South Korean consumer durable company. 
 
Another such professional, who did not wished to be named, said that he felt women bosses were more understanding because of ‘motherly’ nature. “They engage with the team and extend a motherly feeling to the team,” he says. 
 
But quick to rebut was a young woman professional who started her career under a woman boss. “They are anything but understanding,” says Supriya Das who worked with a telecom company in Gurgaon. She adds that women bosses are tyrannical and often disregard one’s circumstances as excuses. 
 
Who’s the boss? eh! 
 
Well, this one is about ego clashes. While most men felt that there were less of ego clashes because of their understanding nature, women professionals felt that women bosses had a much bigger ego problem. 
 
“Their ego is like the bubble waiting to burst at the smallest issues,” said Das. Citing an example she says that once she disagreed with her boss over some issue. On voicing her opinion during their team meeting, her boss just eyed her. “She asked me to stay back and later on made it very clear on who’s the boss here!” she recalls. Most women professionals called their female bosses as insecure and jealous. “They get jealous if you look smarter than them,” says Das. 
 
Outcome engineers or manipulators? 
 
JR Ward in his book <keyword id="2971103" type="UNKNOWN" weightage="20" keywordseo="Lover-Eternal">Lover Eternal</keyword> says ‘I like to think of myself more as an outcome engineer.” 
 
We believe most women bosses would like to call themselves as outcome engineer but team members like to call them manipulators. Both men and women professionals mutually share the feeling. “They know how to manipulate you,” says Karan Katyal, 28 year old IT engineer, who worked under a woman boss in his previous organisation. 
 
“They just know what your weaknesses are or let’s say how to get something done through you,” he adds. Women too felt the same and said that they also use emotions to manipulate someone into doing something. “They can be so nice and helping that one cannot even imagine that they want something in exchange. And it is only after their work is done that one realizes that their concern for you was not genuine,” avers media professional Kritika Kapoor. 
 
Born telepathic! 
 
Woman bosses are telepathic or so they feel. “They expect everyone to know exactly what they want and how they want it without even communicating,” sighs Katyal. “They will just tell you that they want this but do not believe in giving any background or any other specific detail,” he notes. While agreeing that no one expects spoon-feeding from their bosses, it is always best to be more specific while sharing briefs. 
 
Tammana Raj Kaushal (name changed), a senior manager in the media relations team of an auto company recollects an incident that happened before her boss left for vacation. Tammana offered to help and took down everything that was needed to be taken care of during her boss’ absence. She finished off the pending work and when her boss joined office after a week, she wanted to get an update on whether she had done the needful for a journalist’s queries for one of her stories. 
 
“I expected her to tell me all her work that I was supposed to take care of and not imagine that I already knew. Thankfully, one of our other colleagues was also in touch with the journalist and had shared the response. But it was unprofessional on her part to not share anything about the assignment and then expect that I would have done it,” Kaushal recalls angrily. 
 
Girls like to swing 
 
This chartbuster from Zoya Akhtar’s hit movie ‘Dil Dhakdne Do’ stands true for women bosses—only this time it is their mood swings that we are talking about. Women are known for their mood swings but can they really keep it away from their workplace? ‘No’ pat comes the reply. “They are all okay with you now and the next moment, they will be criticizing you,” point out both Kaushal and Das. 
 
They add that if she is having bad day, then it is best not to be seen around her. “She is looking to vent out her anger on someone and waiting to pick on you for the slightest error.” 
 
On the other hand, Roy and Katyal write-it off as a typical boss trait. “Every boss is like that. They like to vent out their frustrations on their subordinates. I don’t think it is gender specific,” notes Roy. Well, it seems to be the classic case of opposites attract!
