SEBI may soon issue directions to take REIT IPOs live on UPI as it did for bonds,” he said. The mark-to-market headroom practice involves adjusting the value of an asset to reflect its value as determined by current market conditions. Concerns: Weak financials, muted growth and high debt on books The company has incurred losses in FY20 and has not paid out any dividends, they expect to pay a yield of 7.5% in FY23, which according to Angel Broking is “aggressive” and may be difficult to achieve. “Post the IPO there will also be a debt reduction of ₹3,575 crore for the company which will bring down the overall debt. However due to the current uncertainties around Covid-19 and proliferation of work from home we expect that demand for commercial real estate to be muted,” the brokerage said. The report further added that it would take a long time for the company to increase its revenue as REIT has under development property of 0.1 marginal standing facility only along with its 92% of committed property which has already been leased out. <ul class="summary-list"><li>Pension funds, REITs, and insurers hold more than $1.2 trillion in commercial-real-estate debt.</li><li>CalSTRS, a California pension fund, told the FT it will be writing down its real-estate portfolio.</li></ul>Investor angst over risky commercial real estate has exploded in recent weeks with expectations that <a href="https://www.businessinsider.com/top-banks-exposed-to-ailing-commercial-real-estate-market-2023-3">banks that hold billions of dollars in the debt</a> are too weak to absorb any losses.But while banks hold about half of all US commercial-real-estate debt, there are other big holders that are starting to feel the pain, especially over holdings of office properties suffering from the rise of remote or hybrid work schedules. Among them are the large pension funds, REITs, and insurance companies, together accounting for more than $1.2 trillion — or 22% — of the $5.62 trillion in total commercial-real-estate debt outstanding, according to BofA Global Research.The holdings took on new meaning last week after the California State Teachers Retirement System, or CalSTRs, <a href="https://www.ft.com/content/94c2ef28-4acb-4d7e-ad53-073d3a90938e" target="_blank" rel="noopener">told the Financial Times</a> it would be writing down the value of its $52 billion in real-estate holdings because higher borrowing costs on the heels of Federal Reserve interest rate hikes have sacked property values. In the office sector alone, values are likely down 20% just based on the rate move, Christopher Ailman, CalSTRS chief investment officer, told the FT."This is just an indication of what's to come," said Manus Clancy, a senior managing director at Trepp, a commercial-real-estate-data firm, said about the pension woes on the <a href="https://www.trepp.com/treppwire-podcast/episode-193-investor-exhale-after-bank-earnings" target="_blank" rel="noopener">TreppWire podcast</a> last week."This is the beginning of what will be a lot of this from the funds, from the private equity guys, from the insurance companies," Clancy said. "There will be a lot of reductions in equity values over the next couple of years, or sooner. It will be heavily tilted toward office."As the values drop, the refinancing of some $2.5 trillion in debt over the next five years will be a tall order for landlords as they face a tightening of lending standards on top of the higher interest rates. Already, some big landlords have chosen to default, including Brookfield on $161 million in debt tied to office properties around Washington, DC, <a href="https://www.bloomberg.com/news/articles/2023-04-17/brookfield-defaults-on-161-million-debt-for-office-buildings?utm_source=website&amp;utm_medium=share&amp;utm_campaign=twitter#xj4y7vzkg" target="_blank" rel="noopener">Bloomberg reported</a> last week."I don't know if you've been in Washington, DC, anytime since COVID, but nobody goes to the office down there," Orest Mandzy, managing editor of Trepp's news outlet, Commercial Real Estate Direct, said on the podcast.Some pension funds were already planning to reduce their exposures to commercial real estate even before the recent bank failures magnified the risks.In September, fund managers at Artemis Real Estate Partners and PGIM Real Estate said at a Bisnow conference that their investors indicated they'd be reducing allocations to real estate, just because the assets had been outperforming others. Asset allocations of their investors were "out of whack," Cathy Marcus, PGIM's head of US equity, said at the conference.CalSTRS reported double-digit returns over a 10-year period, making it a top performing asset class, according to the FT.International investors are bracing for the worst. Some 39% of the 100 investors from 14 countries surveyed for the <a href="https://www.afire.org/news/q12023pulse/" target="_blank" rel="noopener">Q1 2023 Pulse Report by AFIRE</a> — an association for international investors focused commercial property in the US —said they planned to reduce their US holdings at least somewhat in 2023, compared with 27% that intend to increase their positions.There is money on the sidelines, however. With the availability and pricing of debt impeding deals, 70% of the AFIRE respondents said they anticipated "meaningful distressed acquisition opportunities as soon as the next six months."Private lender ACORE Capital, which sources its funds from the insurance industry, is planning on <a href="https://www.businessinsider.com/top-commercial-real-estate-lender-plans-profit-banks-pull-back-2023-4">stepping in as a capital provider</a> but at a cost to owners, Warren de Haan, co-CEO and cofounder of the $21 billion lender said on an earlier Trepp podcast.

Banks aren't the only ones that hold risky commercial-real-estate debt. Pension funds are about to feel the pain, too.

A statement issued by Telenor, one of the four operators in Myanmar, said all mobile operators, international gateways and internet service providers in the country received a directive from Myanmar's Ministry of Transport and Communications to suspend social media platforms Twitter and Instagram until further notice, reports Xinhua news agency. The Ministry's directive asked the operators to temporarily suspend the access of Twitter and Instagram under Section 77 of the country's Telecommunications Law, mentioning that the move is made in the name of public interest and stability. The restriction of access to Facebook was imposed on Thursday till Sunday. According to BuzzFeed, Facebook had designated Myanmar a "temporary high-risk location" after a coup earlier this week. The military in Myanmar seized control of the country on Monday over the disputed results of the November 8, 2020 parliamentary polls in which the former ruling party, <keyword id="432869" type="COMPANY" weightage="20" keywordseo="National-League-for-Democracy">National League for Democracy</keyword> (NLD), obtained more than 80 per cent of the seats and increased its parliamentary majority. Before the coup, the military detained former State Counsellor Aung San Suu Kyi, former President U Win Myint, along with other senior NLD officials. A year-long state of emergency has also been declared. Myanmar blocks access to Twitter and Instagram in wake of military coup

LG said using pet care cycles on their new clothing care appliances will kill dog allergen or cat allergen by 99.99 per cent in clothes. The company said its new 24-kg washing machine can also efficiently remove pet-related stains and odours in people's clothes, while upgrading the pet hair removal feature for its 17-kg dryer. The company released the washer with a price tag of $1,645. <keyword id="10591" type="COMPANY" weightage="20" keywordseo="Samsung">Samsung</keyword> unveiled its artificial intelligence (AI)-powered vacuum cleaner, the JetBot 90 AI+, at all-digital Consumer Electronics Show (CES) 2021 last month. Using the robot cleaner's camera and sensors, Samsung also introduced <keyword id="10714567" type="PERSON" weightage="20" keywordseo="smartthings-pet">SmartThings Pet</keyword>, a companion animal care service where people can monitor their companion animals remotely through the company's Internet of Things (IoT) platform. Samsung plans to launch the JetBot 90 AI+ vacuum cleaner and its pet care service in <keyword id="5565" type="LOCATION" weightage="20" keywordseo="South-Korea">South Korea</keyword> and the United States in the first half of the year, reports Yonhap news agency. The company has been also promoting the Galaxy SmartTag as a useful tool to locate pets. Samsung said people can easily find their companion animals when the tracking tag, which utilizes Bluetooth Low Energy technology, is attached to their pet's collar. Industry insiders said local electronics firms are expected to introduce more products and services that can support people living with companion animals. <div class="KonaFilter image-container display-table"><div><div class="image on-image">Johnny JooThe <keyword id="6354851" type="ORGANIZATION" weightage="60" keywordseo="Retail">retail</keyword> apocalypse has clobbered shopping mall REITS - and spurred M&amp;A.</div></div></div><ul><li>It's been a record year for real estate mergers and acquisitions, with $387 billion in announced transactions worldwide.</li><li>Part of the explanation rests with Real Estate Investment Trusts (REITs) that own and operate shopping malls, which have been battered amid the ongoing retail apocalypse but now may be undervalued.</li><li>Global logistics businesses, which need warehouses to house and distribute product, are also driving the trend.</li></ul> Mergers and acquisitions of real estate companies have hit record levels in 2017. Through November 15, more than 3,300 real estate deals were announced worth $387 billion. They account for 12.1% of the total global M&amp;A market by value, according to data compiled by Thomson Reuters.Each figure is a year-to-date record, eclipsing marks set in 2007 on the eve of the financial crisis when there were 2,500 deals worth $380 billion making up 11.9% of the M&amp;A market through mid-November.But unlike 2007, the asset class doesn't appear to be part of a bubble on the verge of its reckoning. To the contrary, many Real Estate Investment Trusts (REITs) - <a href="http://www.businessinsider.com/the-retail-apocalypse-is-a-new-normal-2017-5">stricken by ties to the unfolding retail apocalypse</a> that has caused thousands of store and shopping mall closings - have been battered and underperformed the broader market, which has notched record high after record high this year.The fact that real estate companies with retail exposure are trading at discounts is one component driving the M&amp;A boom, according to several Wall Street dealmakers, as acquirers search for REIT targets at which investor backlash may be overblown."These companies are trading at significant discounts to [Net Asset Value]," Drew Goldman, Deutsche Bank's global head of real estate, gaming, leisure, and lodging investment banking, told Business Insider. "And people are saying, 'Should that actually be the case?'"<div class="KonaFilter image-container display-table float_right click-to-enlarge"><div><div class="image on-image"><a title_source="Thomson Reuters" title_caption="" class="zoomin" href="https://static-ssl.businessinsider.com/image/5a0df374f914c352018b4677-960/screen shot 2017-11-16 at 31544 pm.png"></a>Thomson Reuters</div></div></div>Take, for instance, the megadeal announced this week that pushed real-estate M&amp;A into record territory: <a href="http://markets.businessinsider.com/stock/Brookfield_Property_Partners_LP_Partnership_Units_When_Issued-Quote">Brookfield Property Partners</a>' $27.9 billion bid for shopping-mall investor <a href="http://markets.businessinsider.com/stock/GGP-Quote">GGP</a>, the third-largest real-estate deal of all time, according to Thomson Reuters data.Brookfield's $23-a-share bid was a more than 20% premium to GGP's share price before news of the deal leaked. But it's still significantly lower than what many think the company is worth.Brookfield, which already owned 34% of GGP before its bid to acquire the rest, said the shares it held were <a href="https://seekingalpha.com/article/4119803-brookfield-property-partners-bpy-ceo-brian-kingston-q3-2017-results-earnings-call-transcript?part=single">worth about $30</a> based on net asset value in a conference call in October. So by Brookfield's own estimation, GGP is worth far more than what they've offered for it. And GGP isn't the only one. Activists are circling two of GGP's peers that also run high-end malls, angling to unlock value: Paul Singer's <a href="https://www.wsj.com/articles/second-activist-investor-buys-stake-in-mall-owner-taubman-1510681988">Elliott Management has bought a stake</a> in <a href="http://markets.businessinsider.com/stock/TCO-Quote">Taubman Centers</a>, a $3.4 billion company, and Dan Loeb's Third Point <a href="https://www.bloomberg.com/news/articles/2017-11-09/loeb-s-third-point-is-said-to-take-stake-in-mall-owner-macerich-j9ss2lop">acquired a position in Macerich Co,</a> a $9.2 billion company. Both were trading near their 52-week lows before the activist positions were revealed in the past week. Absent the upheaval in retail and the REITs exposed to it, M&amp;A in the sector likely wouldn't be so hot."If you take out those, you're probably in a more normalized year," Deutsche Bank's Goldman said.<h2>It's not just REITs, though</h2>Amazon may also have contributed to the heightened demand for real estate, as its foray from e-commerce to physical stores, including the purchase of Whole Foods in June, has underscored the enduring necessity of bricks and mortar - even for internet companies. "If you look at the Amazon and Whole Foods acquisition, it's being perceived by many as a validation of the need to marry bricks and sticks with tech platforms," said Stephen Tomlinson, a partner and top real estate M&amp;A lawyer at Kirkland &amp; Ellis. Industrial real estate transactions have also thrived in 2017, contributing to record deal levels."As a whole, industrial - if you look at the public companies, if you look at the private markets - the industrial space has been very hot," said Goldman, mentioning that there were "two massive deals" sold to Chinese investors.Those deals:<ul><li>In July, Nesta Investment Holdings, a Chinese investment firm, <a href="http://www.businessinsider.com/r-global-logistic-properties-agrees-to-be-bought-by-china-group-for-116-bln-2017-7">bought Singapore-based Global Logistic Properties</a>, Asia's biggest warehouse operator, for $16.4 billion.</li><li>Blackstone sold European logistics and warehouse giant Logicor to China Investment Corp for <a href="http://www.businessinsider.com/r-blackstone-sells-logicor-to-china-investment-corporation-for-14-billion-2017-6">$13.8 billion in June</a>.</li></ul>Consolidation has increased globally as industrials seek the capacity necessary to house and distribute products at a global scale. "That is to a large degree a function of the impact of technology and its connection to logistics businesses," Tomlinson said.
