In Dubai, apartment rents across all bed categories averaged AED 124,000 in October 2016 and average yield for apartments in Dubai also improved. 
 
Meanwhile, studio apartments remained the obvious high performers and rent for an average studio unit in Dubai climbed to AED 56,000. 
At AED 92,000 per annum, the average rent for 1-bedroom apartments showed a 1% improvement. 
 
Most popular apartment renting localities in Dubai included Dubai Marina, Jumeirah Lake Towers (JLT), Al Nahda, Downtown Dubai and Bur Dubai.

Bayut said real estate market in Dubai and Abu Dhabi was heading towards maturity due to new project launches, inclination of developers to market more and more projects to first-time home buyers and genuine end users. 
 
Meanwhile, many Indians have also shown interest in renting apartments as 71% Indians preferred renting apartments and only 6% Indians preferred renting villas.

Delving into details, a majority of Indian buyers on the hunt for properties for sale were interested in buying apartments. The category made up 78% of the leads for rental properties, 18% of the leads went to villas while, 3% of the leads went to office spaces.

It’s been a few years that <keyword id="104595" type="UNKNOWN" weightage="80" keywordseo="indian-investors">Indian investors</keyword> have taken a rather keen interest in the vibrant <keyword id="6354553" type="COMPANY" weightage="80" keywordseo="real-estate">real estate</keyword> market of Dubai, becoming the major non-Arab foreign investors in this sector after having outshone the British and even Americans. 
 
This however is not necessarily a new trend. Investing in Dubai has always had incentives for Indians. 
 
For starters, the city has welcomed Indians with open arms. Accounting for nearly half of the emirate’s rising population, Indians hardly feel away from home while in Dubai. With countless restaurants and eateries serving scrumptious Indian cuisines and daily interactions with people from back home, Dubai is thus the ideal choice for Indians that leave home to earn a better living. 
 
Plus, it’s hard to ignore the remarkable facilities and infrastructure Dubai has on offer that make investing in the city an easy decision.

Like 2014, Indians topped the list of foreign investors in <a href="http://www.businessinsider.in/searchresult.cms?query=dubai">Dubai’s</a> <a href="http://www.businessinsider.in/searchresult.cms?query=real+estate">real estate market</a> in 2015 as well. Indians poured in a cool AED 20 billion (₹370 billion) buying properties across the emirate. The figure showed a 10 percent growth over the previous year’s investment, depicting a continued interest of Indians in the sector despite talks of slowdown. 
 
But the interest is not surprising, as apartments in Dubai are offering rental returns of up to 8 percent in certain localities, according to UAE property portal <a href="https://www.bayut.com/">Bayut.com</a>. The website said its study had found rents for studio apartments in Dubai yielding 7 percent on an average in December 2015. 
 
These rental yields are far higher than those earned by prime <a href="http://www.businessinsider.in/searchresult.cms?query=property">properties</a> around the world. For example, rental yields in London are at best 4 percent for properties that cost millions more than similar estates in Dubai. So the leaning towards investment in Dubai becomes rather obvious. And apart from the financial advantages, investment in the real estate sector of Dubai is a pretty straight forward and hassle-free process, making it all the more attractive. 
 
Considering the lucrative rental yields apartments in Dubai offer, it comes as no surprise that most <a href="http://www.businessinsider.in/searchresult.cms?query=indian+investors">Indian investors</a> want a piece of the segment’s action. Bayut.com further revealed that more than half (60%) of all leads generated by Indians in 2015 were dedicated to properties up for sale. Within the leads for on-sale properties, a massive 82 percent related to apartments. On the other hand, villas up for sale managed to generate only 8 percent leads from prospective Indian investors, showing a clear preference for apartments. 
 
The website said the most favourite apartment buying localities for Indian investors were Dubai Marina, Downtown Dubai, Jumeirah Lake Towers (JLT), Business Bay and International City, in that order. The results depict the diversity of Indian investors, as the localities highlighted by the website include the most expensive (Downtown) as well as one of the least expensive areas (International City) for buying apartments in the city. 
 
To conclude, Dubai’s rising status as a global financial, investment and tourism hub are creating opportunities for professionals, businesses and investors alike. The city is fast reinforcing its place as the ideal bridge between the west and east and has capabilities and infrastructure to match its claims. According to leading UAE portal <a href="https://www.bayut.com/">Bayut.com</a>, average apartment rental yields in Dubai remained close to 5.5% in February 2016, although they went as high as 7.6% for studio apartments, the most popular apartment renting category. These lucrative yields have been the reason thousands of investors converge in Dubai each year, and Indian celebrities couldn’t be far behind, especially when Indian urban centers are become expensive by the day. 
 
Smart move 
 
Catching a whiff of the situation, real estate developers in Dubai have turned towards Indian sports stars and Bollywood celebrities to help them lure in wealthy Indian expatriates to invest in their development projects. The stars also make investments in the UAE, particularly Dubai, in a bid to add value to their capital while also acting as brand ambassadors for different developers. 
 
Keeping Indian investor culture alive, the latest addition to the long list of Bollywood stars who have purchased some of the finest properties in the emirate is Anil Kapoor, from the Slumdog Millionaire. 
 
Kapoor recently purchased a two-bed apartment in Danube Properties’ Ritz project in Al Furjan. The actor said this his decision was influenced by good property prices in Dubai which provide heartening yields. 
 
According to statistics revealed by Dubai Land Department, the total number of investments in the emirate’s realty sector in 2015 amounted to AED 135 billion. Out of this, around AED 74 billion investments were made by non-Arab investors. Sitting on top of this list were Indians who made transactions worth AED 20 billion in the emirate’s realty sector. 
 
Before Kapoor, other Bollywood stars had landed sought after properties in posh localities of Dubai. Sharukh Khan’s K-93 villa is located at the Al Khasab Cove of the Palm Jumeirah. The two-levels of development are spread over 8,500 square feet and 14,000 square feet plots respectively and houses all modern living facilities available at present. 
 
Similarly, Bollywood power couple Abhishek and Aiswarya Bachchan, the torch-bearers of the powerful Bachchan family of Bollywood, bought a villa in Sanctuary Falls, Jumeirah Golf Estates. The villa comes with landscaped gardens and a resort style swimming pool and its price is thought to be worth somewhere between AED 15 to 35 million. 
 Moreover, joining these famous faces from the world of celluloid is Bollywood star of yesteryears, namely Shilpa Shetty. Until recently she owned a two-bedroom apartment in the Burj Khalifa, which she later sold out. Nonetheless, Shetty still endorses <keyword id="3360361" type="UNKNOWN" weightage="20" keywordseo="property-investments-in-dubai">property investments in Dubai</keyword> in the capacity of a brand ambassador for renowned developers. 
 
After coming of age, real estate developers in Dubai were quick to realise the importance of attaching recognizable names with their brand, knowing well that a famous resident in their community will attract more investors to their projects, thus giving a boost to the emirate’s realty sector. To target investors in the South Asian market, Bollywood stars have proven to be the natural choice for most developers based in Dubai. 
 
Looking at the present situation, it is unlikely that the culture of Bollywood investments in Dubai will discontinue in the future since stars now realise that they can live quality luxurious life at a fraction of the cost of most Indian cities. Also, keeping in mind the flight time of two-and-a-half hours from Mumbai to Dubai, Bollywood stars have the added option to head out to the emirate over the weekend to lounge at their coveted properties, unwind from their hectic film shooting schedule and bask in the warmth of their savvy investments.

Dubai While many property experts expected <keyword id="35507" type="UNKNOWN" weightage="100" keywordseo="property-prices">property prices</keyword> to decline in anticipation of the 25,000 imaginary units to be delivered in 2015, the month of September passed smoothly in Dubai amidst price stabilisation. 
 
Prices in some locations in Dubai did experience a slight dip due to low transaction volumes, but rents remained strong on average and continued with their upward trends in the more popular locations of the emirate. 
 
The low transaction volumes were due to the government increasing property transfer fee from two percent to four percent of the property value, but this never dampened rental demand in Dubai. The emirate’s residential market offers average annual rental returns of over 7.2 percent of the property value, which is even higher than London’s. 
 
Abu Dhabi The <keyword id="148704" type="UNKNOWN" weightage="100" keywordseo="property-market">property market</keyword> of Abu Dhabi found itself in the perfect position for mid to long-term investment in September. Owing to a constrained supply, residential rents rose and so did the prices. 
 
The Abu Dhabi Urban Planning Council also announced that it would be launching a new policy making allotment of 20 percent of all new residential projects to affordable housing mandatory for all developers. 
 
Despite the oil-price crunch, there has been no slowdown in the construction process of ongoing projects and some new launches are in the pipeline as well. 
 
Trends 
 
The real estate of Abu Dhabi trudged on with a steady progress in September 2015. Property prices remained strong, while rental yields posted one of the best trends in the region. Demand for apartments for sale as well rent was high with significant increases in the searches. 
 
 
 
Of the total searches for rental properties in first 10 months of 2015, 85% of the leads generated went to apartments, while only 5% corresponded to villas 
 
The leads generated for villas remained the same compared to Jan-Oct 2014, however, there were 22% more leads generated for apartments up for rent. 
 
Of the total searches for properties on sale in first 10 months of 2015, 81% of the leads generated went to apartments and 8% were for villas
