As Mumbai, India's financial capital, witnessed vertical growth over the years with highrises dotting its skyline, some 'gaothans' (villages) have held onto their heritage and legacy. Ranwar, in the heart of Bandra, is one such village that has resisted the urge to make way for towering structures. Dwarfed by highrises, the East Indian-majority village has narrow streets lined with old quaint bungalows and crosses outside homes. With jazz music streaming in the air, walking around the area can transport you to a simpler time. While Bandra developed rapidly and became home to Bollywood's elite and a burgeoning street shopping hub, residents of Ranwar maintained their old bungalows. The coexistence, however, has come at a price, causing traffic issues and crowding. And now, plans are afoot to give the 300-year-old village a facelift while preserving the past. Talking to PTI, <keyword id="23283968" type="General" weightage="20" keywordseo="Johan-Dharmai" source="Orion">Johan Dharmai</keyword>, BJP secretary and a member of the East Indian community, said, "Locals want to preserve the heritage. One of the steps in the facelift plan is to close vehicle movement and build a walkway so that tourists can take a stroll and enjoy the architecture." Though many houses in Ranwar are now being redeveloped, Veronica Street has maintained its old-world charm. It has a square erected in 1866. However, honking rents the air on this street, as motorists see it as a shortcut to Bandra Reclamation and other areas. Mehboob Studio is just a stone's throw away, and senior citizens living on Veronica Street recall seeing actors Helen and Zeenat Aman around Ranwar. A beautification, restoration and conservation project is being initiated to improve safety, regulate traffic and create awareness about the centuries-old village. Mumbai BJP president and <keyword id="20238930" type="General" weightage="20" keywordseo="Bandra-West" source="keywords">Bandra West</keyword> MLA Ashish Shelar recently met locals to discuss ways to move the project forward. "The beauty of Bandra West is its 'gaothans'. The heritage needs to be protected and showcased. I have asked the government to allocate funds from the District Planning Development Committee (DPDC). <keyword id="23283965" type="General" weightage="20" keywordseo="Ranwar-Village" source="keywords">Ranwar village</keyword> will get a facelift. The work has begun on roads, CCTV cameras, street light illumination, parking and traffic plan will be in place with the help of locals and architects," Shelar told PTI. <keyword id="23283967" type="General" weightage="20" keywordseo="Architect-Samir-DMonte" source="keywords">Architect Samir D'Monte</keyword> has been working with the Ranwar Veronica Street Residents' Association since 2009, and they identified a range of problems that the area faced. D'Monte said improvements were made to open spaces and common areas, roads, sewage and drainage systems, street signage, street lighting and traffic and parking management. Apart from this, individual houses were restored, and an innovative fire system was also introduced. Locals say most residents are senior citizens and want to live peacefully without disturbances by motorists. Kaevan Umrigar of Khaki Tours, who works to create awareness about Mumbai's heritage, said Bandra comprised 23 gaothans that housed fisher folk, Kunbis (a farming community) and the agris community who had salt pans. "Ranwar was a farming village, and the area had paddy fields. Later, these paddy fields made way for urban settlements. These little villages are now trapped in the city. Now, only 10 to 15 gaothans in Bandra have survived," he said. But preserving heritage comes at a cost, and if a 'gaothan' comes under heritage guidelines, it becomes difficult to upgrade a home in the area or live a modern life, Umigar said, adding that heritage should be made attractive by tapping the tourism potential of these areas. 'Gaothans' in Mumbai and the larger Mumbai metropolitan region (MMR) are urban villages that house the city's original inhabitants. The Mumbai suburban district collector and Brihanmumbai Municipal Corporation (BMC) have been roped in for Ranwar's facelift plan. Umigar calls land scarcity a threat to 'gaothans', with only 100 left in the city. "When someone wants to develop gaothans, they want to do it vertically. There is a constant battle between heritage and development. They (villages) survive because the houses are tightly packed and on narrow lanes. So individual houses are not attractive for redevelopment, and parking becomes an issue," he said.

Luxury homes are defined as those that cost over ₹10 crore and the first half of 2023 has seen sales of a whopping ₹11,400 crore in this segment. “Mumbai had been witnessing around ₹5,300 crore of luxury sales every half year, since 2018. In H1 2023, this number more than doubled to ₹11,400 crore, surpassing even the annual sales of 2018 – 2020,” says Sotheby’s. Amit Goyal, MD India at Sotheby’s International Realty believes that this indicates that real estate has made a meaningful comeback to ultra high-networth individuals’ portfolios. “With wealth creation in India growing at a fast pace, and the country’s wealthiest city Mumbai set to enter the list of top 20 cities with the most number of millionaires by 2023, we believe there’s an inherent strength in Mumbai’s luxury housing market which should continue in the future,” said Goyal. Size does matter Sales of homes that cost around ₹10-20 crore made up for around 71% of sales in the luxury segment, but there has been good traction in homes that cost ₹40-70 crore too, as per the report. Nine homes that cost over ₹70 crore were sold in the first half of the year, while 10 such sold in all of 2022, the report says. In the world of luxe, the size of homes is also growing, as per the report. Most of the luxury homes sold were in the 1,000-2,000 square feet range while the preference for 4,000-8,000 square feet homes tripled in the first half of 2023 as compared to the same period in 2018. “The Richie Rich is now eyeing larger homes than ever before with a clear preference for ocean views, higher floors and amenities galore,” says Abhishek Kiran Gupta, co-founder &amp; CEO, CRE Matrix &amp; IndexTap.

Gadkari votes, predicts 'record-breaking' win for BJP-Sena Mumbai, Oct 21 () Union Minister <keyword id="26680" type="PERSON" weightage="20" keywordseo="Nitin-gadkari">Nitin Gadkari</keyword> on Monday expressed confidence that the BJP-Shiv Sena alliance will form the next government in Maharashtra with a "record- breaking victory". Gadkari, who was among the early voters in Nagpur, said people will vote on the basis of the five-year performance of the <keyword id="6354477" type="PERSON" weightage="20" keywordseo="Narendra-Modi">Narendra Modi</keyword> government at the Centre and the Devendra Fadnavis-led dispensation in Maharashtra. "The BJP-Sena will have a record-breaking victory and Fadnavis will be the chief minister again," he told reporters after casting his vote. He also urged people to come out to vote and strengthen the democracy, and said NOTA (none of the above) was not a good option in democracy. Besides Gadkari, NCP MP Supriya Sule and her mother Pratibha Pawar were also among the early voters, who exercised their democratic right at Baramati in <keyword id="2094" type="LOCATION" weightage="20" keywordseo="Pune">Pune</keyword>. "The Congress-NCP alliance will form the next government," claimed Sule, who is the daughter of NCP chief Sharad Pawar. In Mumbai, where it has been drizzling since last two days, state school education minister Ashish Shelar exercised his franchise at a school in suburban Bandra. Shelar is the BJP's candidate from Bandra-West seat. Maharashtra Assembly Speaker Haribhau Bagde cast his vote in Aurangabad district. State Housing Minister <keyword id="6361973" type="PERSON" weightage="20" keywordseo="radhakrishna-vikhe-patil">Radhakrishna Vikhe Patil</keyword> and his family members cast their votes at Shirdi in Ahmednagar. Former cricketer <keyword id="66710" type="PERSON" weightage="20" keywordseo="Sandeep-Patil">Sandeep Patil</keyword>, who was also among the early voters at Shivaji Park in Mumbai, said more than the party, the merit of an individual candidate was important. For Rs 1,000 (exclusive of taxes and service charge) per person, diners can choose from a <a href="http://www.businessinsider.in/searchresult.cms?query=set+menu&amp;sortorder=effectivedate">set menu</a> of at least six <a href="http://www.businessinsider.in/searchresult.cms?query=small+plates&amp;sortorder=effectivedate">small plates</a>, both vegetarian and non-vegetarian and follow it up with four desserts, and the good news is that they are free to reorder servings of any small plate they want to. 
 
There’s more. Some of the <a href="http://www.businessinsider.in/searchresult.cms?query=restaurants&amp;sortorder=effectivedate">restaurants</a> also have items on the event menu that are otherwise not available in their menu. For instance, The Fatty Bao’s menu will include a selection of new dishes such as The Fatty and Egg Dessert and The Slow Cooked Apple and Filo Pastry Slice. 
 
 
 When asked about the inspiration behind introducing <keyword id="3422103" type="UNKNOWN" weightage="100" keywordseo="Small-Plates">Small Plates</keyword> Week, Shetye tells us that it is in essence the reflection of the current scenario; wherein India, and to be specific, Mumbai is witnessing an influx of cafes and bars. 
 
“At a time like this, how does one decide which restaurant is worth checking out and, more importantly how do they know which dishes they should order? This is where we come in. With this event, we aim to help people discover new restaurants in the city,” he adds. 
 There’s also the fact that people nowadays are eating out in larger groups with their friends or families and as Indians, we love sharing our food. This says Shetye makes the concept of ‘Small Plates’ as a theme for a <keyword id="3422105" type="UNKNOWN" weightage="100" keywordseo="culinary-event">culinary event</keyword> a perfect fit. 
 
“The advantage of small plates is that you’re not limited to just two-three dishes and instead can sample a variety of dishes, in the process discovering dishes you might not have ordered otherwise,” he explains. 
 
 
 
Shetye also believes that one of the reasons the trend of small plates has caught up this quickly is because as Indians, we are already familiar with the concept. “Our Indian thalis itself consist of small servings of sabzi, farsan, dal, sweet etc, so it’s not like trend is alien to us. We’ve been eating like this for a long way.” 
 
Echoing his thoughts, Ashish Sajnani, Owner, Eat Thai, one of the participating restaurant says, “Though Indians are now experimenting with their food choices, they still remain price conscious. And, this is one of the reasons teh concept of small plates has clicked because it gives the customer the leeway to variety while still being inexpensive.” 
 
To decide on the list of participating restaurants, the team looked extensively at food reviews, talked to food bloggers and restaurants, conducted surveys and also ensured they approach establishments which actually do small plates, Shetye tells us. 
 
To his surprise, all the restaurants they approached in the process of finalising the 15 restaurants for Small Plates Week responded very encouragingly and were of the opinion that it would not only aid in their discovery but would also let them showcase the dishes they do well. 
 
 
 
For Chef Prashant of Fatty Bao, the aim of associating with events like Small Plates Week is to offer the joy and experience of a small plate meal to customers and thereby popularize the concept further. “Additionally, this will also help us draw in a new and relevant set of customers as well as showcase the philosophy behind the trendy Asian cuisine available at our restaurant.” 
 
All in all, Shetye hopes that Small Plates Week allows customers to have a good time, discover newer restaurants, try cuisines that are out of their comfort zones and aids in the concept catching on. 
 
Small Plates Week, which took the team almost six months to plan will also spread its wings to Delhi later this year.

Mumbai's Kailash Parbat gets a fun makeover and is all grown up now

In a huge setback to <keyword id="143" type="CITY" weightage="80" keywordseo="Bollywood">Bollywood</keyword> Superstar <keyword id="6354583" type="PERSON" weightage="80" keywordseo="Salman-Khan">Salman Khan</keyword> has been held <keyword id="42742" type="UNKNOWN" weightage="80" keywordseo="Guilty">guilty</keyword> by a <keyword id="242585" type="ORGANIZATION" weightage="80" keywordseo="Mumbai-sessions-court">Mumbai Sessions Court</keyword> of killing a man in a 2002 hit-and-run crash case. Charges he has been found guilty of include, culpable homicide not amounting to murder, driving under the influence of alcohol and not possessing a licence. The sentencing is awaited. 
 The <keyword id="18182" type="POSITION" weightage="80" keywordseo="Judge">Judge</keyword>, reading out the verdict said that Salman Khan himself was driving the car that smashed into the six people, killing one and injuring the rest. The Judge also said that Khan was under the influence of alcohol when the incident occurred. Khan is now looking at a minimum jail term of 4 years and a maximum of 10 years. 
 The defence counsel of Salman Khan now get the chance to plead for leniency at the court seeking a lower jail term. They also have the chance of requesting the court to consider the statement of Khan’s <keyword id="6366401" type="POSITION" weightage="80" keywordseo="Driver">driver</keyword> that was earlier not admitted as an evidence by the court. If the court does agree to admit this new evidence, there is a possibility of some of his charges being struck down, or even facing a lighter jail term. Salman Khan also has the chance of now appealing to higher courts, the first would be at the <keyword id="48485" type="ORGANIZATION" weightage="80" keywordseo="Bombay-high-court">Bombay High Court</keyword>. Khan is accused of driving his SUV into a group of homeless people sleeping near a Mumbai bakery, killing one of them. 
 
A string of prosecution witnesses, including survivors of the crash, have testified that Khan was at the wheel when his vehicle crashed at speed into a group of half a dozen men sleeping on the street in September 2002. 
The trial began in earnest last year after a series of court hearings and legal hold-ups. 
 
When Khan finally took the stand, he pleaded not guilty and told the court that his driver was responsible for mounting the pavement in Bandra West. 
 A constable attached to Khan's security detail said in his statement to police that the drunk <keyword id="271" type="POSITION" weightage="80" keywordseo="actor">actor</keyword> lost control of the car while driving at about 90 kilometres (55 miles) an hour. 
 
"The people were sleeping on the footpath. Salman and (his cousin) Kamaal ran away from the spot," the constable, who died in 2007 of tuberculosis, had said. 
One of the sleeping labourers injured in the accident said in his statement that "Salman was so drunk that he fell. He stood but he fell again and then he... ran away." 
 
But Khan's lawyers said the actor had in fact been drinking water all evening and had climbed out of the driver's seat after the accident because the passenger side door had been damaged. 
 
They also said that the victim, Nurulah Mahbob Sharif, was killed during an operation to move the car, rather than the crash itself, when the bumper fell off and landed on him. 
Finally, last month, his driver took the stand and said he crashed after the front left tyre burst, making steering and braking difficult. 
 
The verdict is being awaited with baited breath, both by his fans and Bollywood studios who stand to lose millions if they have to cancel filming movies he has been signed up to. 
 
One report by PTI said that more than $31 million was riding on the verdict.

· A square foot is not always a square foot. The term ‘Built up Area’ is used for the entire floor area, including the walls, whereas ‘Carpet Area’ is the usable area. Generally property dealers quote for built up area – so be sure that you are getting enough space where your furniture will all fit! 
· Want to work out? A broker might tell you that the building comes with a pool or a gym, but forgets to mention that access comes for a price: some societies in Mumbai will charge as much as 15,000/month for access to their recreational facilities. Not economical right? These facilities may play a large role in your choice; factor them into your long-term budget, as well. 
· Valet, please! Many Delhi bungalows come with parking; in Mumbai, however, parking is far more restricted. If you have a car – or more than one – be sure that, if your flat doesn’t come with a parking space, there’s ample street parking. Else the cost of parking will add up surprisingly quickly. 
· The new neighbours. In both cities, each neighbourhood has its own character. Hauz Khas in Delhi is, like Bandra West in Mumbai, the trendy area of bars and restaurants; for those working with major multinationals, Gurgaon in Delhi NCR or Powai and Bandra Kurla in Mumbai – all of which were built up independently of the major metro itself – are likely to be more convenient. Similarly, these satellite cities and planned developments generally have better infrastructure, facilities, and security. 
· <keyword id="35507" type="UNKNOWN" weightage="100" keywordseo="property-prices">Property prices</keyword>. It’s not just about how much the property is worth, but how much it will be worth. As the metros expand outward, suburbs that were once isolated are now seeing surges in property prices. Lower Parel, Mumbai’s new financial district, saw 17% growth in the first quarter of FY14 alone. It’s also where a large number of the city’s new developments are coming up; returns on a purchase of property in this or similar areas are likely to be enormous. 
· Metro in the metropolitan areas. The Delhi metro is definitely more modern than Mumbai’s (very prompt) local trains – but, with the launch of the new Mumbai metro, all that should change. Greater accessibility to the city centres means that property values – and potential returns on investment – in suburbs and satellite cities are expected to soar. The price growth in Navi Mumbai in 1Q14, for example, was an astounding 21%; the projected impacts of the Navi Mumbai International Airport and the Mumbai Trans Harbour Link are major catalysts. 
· Trust, but verify. Not all properties are what the broker promised. When buying an existing property, check it out thoroughly. Consider getting it independently appraised. If you’re looking to purchase a property still under development, do due diligence on the builder. Price appraisals are important, but so are construction standards and schedules – you don’t want to be waiting until 2020 to move into a flat that you purchased in 2014. 
 
The to-do list for buying a new home is longer than signing a contract, handing over money and packing up your belongings. In the major metro areas, where each neighborhood becomes a city within a city, the complications are even greater. 
 To sum up, basically when you decide to buy your own home there are a lot of emotions that go into the decision. For most people it’s a sense of pride and ownership; for many people their first property will be their last property. So, whatever you do or decide, you definitely need to consider and study the details of the above points in order to make your <keyword id="393457" type="UNKNOWN" weightage="80" keywordseo="Home-buying">home buying</keyword> experience as smooth as possible.
