<ul><li>Demand for bigger homes has seen a spurt in the <keyword id="9208211" type="General" weightage="20" keywordseo="post-covid" source="Orion">post-Covid</keyword> era. </li><li>In fact, 77% of the NRIs are looking to buy bigger homes, while 23% want 4 BHK homes. </li><li>Housing sector has seen a 15-20% increase in demand by <keyword id="11904949" type="General" weightage="50" keywordseo="nri" source="Orion">NRI</keyword> in the first nine months of 2022 compared to the corresponding period in 2021.</li></ul>Many non-resident Indians (NRIs) are looking to come back to their motherland keeping in mind the ongoing economic situation due to the Russia-Ukraine war and thus, are actively searching for housing properties in India. "Despite the worst of Covid-19 now in the past, NRIs have clearly not forgotten the uncertainties associated with living in a foreign country during a major pandemic. Securing homes in India became, and remains, a priority for Indians everywhere,” said <keyword id="266974" type="General" weightage="80" keywordseo="prashant-thakur" source="Orion">Prashant Thakur</keyword>, Sr. Director &amp; Head of Research, ANAROCK Group. In fact, 77% of the NRIs are looking to buy bigger homes, while 23% want 4 BHK homes and 54% want to buy 3 BHK properties, according to CII-ANAROCK Consumer Sentiment Survey. The survey got 55,000 responses from NRIs, out of which 7% were currently stationed in the US, Canada, Gulf, Europe, and various Asian countries. Demand for bigger homes has seen a spurt in the post-Covid era. “While schools and offices have reopened, the desire for extra living space remains undiminished. Many of the large IT companies and IT-driven startups now operate on a hybrid work model,” says the report. Notably, more NRIs prefer investing in Indian real estate over stocks, mutual funds, gold, and fixed deposits. Another reason why NRIs prefer bigger homes is the favourable exchange rate. The percentage of NRIs looking for 2 BHK properties has declined from 40% in 2019 (pre-Covid) to 22% in 2022 (post-Covid). "As per <keyword id="7746659" type="General" weightage="50" keywordseo="anarock-research" source="Orion">ANAROCK Research</keyword>, the Jan-Sep period of 2022 saw approx. 2.73 lakh homes sold in the top 7 cities," said Thakur. The real estate market has overall witnessed a gradual recovery after successive Covid-19 lockdowns. At least 60% of the respondents agreed to be looking for properties in Hyderabad, 20% were eyeing the NCR region and 18% were preferring Bengaluru. Last year, Bengaluru, Pune and Chennai were the top picks for most NRIs. While 63% of the respondents want premium properties priced between ₹90 lakhs to ₹1.5 crore, 59% NRIs preferred luxury properties priced between ₹1.5 - 2.5 crore. Overall investment in the Indian housing by NRIs has ballooned from 55% in the pre-Covid year (2019) to 71% this year. "On an average, NRIs account for 10-15% of homes sold in any given quarter,” Thakur added. The peripheral areas are more affordable both from a rental and purchase perspective. The cost analysis of real estate difference for the country's three largest economic dynamos - MMR, NCR and Bengaluru are as follows: In NCR, the average price for a standard 1,000 sq. ft. property in areas within city limits is approx. Rs 88.20 lakh, against Rs 37.50 lakh in the peripheral areas  a 57 percent cost difference. Micro-markets within city limits considered include Vaishali, Vasundhara, Indirapuram, Noida, Golf Course Ext. Road, Sushant Lok, <keyword id="6385900" type="PERSON" weightage="20" keywordseo="Dwarka-expressway">Dwarka Expressway</keyword>, New Gurgaon, Dwarka, etc. Peripheral areas include Ghaziabad-Rajnagar Extension, Faridabad, Greater Noida, Sohna, Bhiwadi, Bahadurgarh, etc. Average monthly rent for a standard 2BHK home in areas within city limits is approx. Data reveals that the 5-year rental outgo for tenants living within city limits is equivalent to 27-52 percent of the total property cost in the peripheries of the top 3 cities (MMR, NCR and Bengaluru). Therefore, there is a strong rationale for homeownership in the peripheries. Also, the current home loan interest rates are at an all-time low, averaging around 7.15-7.8 percent - with the possibility of more reduction as the RBI recently cut repo rates even further to 4 per cent. In NCR, the average monthly rental outgo in city-limit areas is Rs 22,000. For five years, this equals nearly INR 13.77 lakh (including standard rental escalation for this period). This is almost 37 percent of the total average cost of a property in NCR's peripheral areas. In MMR, the average monthly rental outgo in city-limit areas is INR 45,800. For five years, this equals nearly INR 28.66 lakh (including standard rental escalation for this period). This is almost 52 percent of the total average cost of a property in MMR's peripheral areas. In Bengaluru, the average monthly rental outgo in city-limit areas is INR 18,500. For five years, this equals nearly INR 11.57 lakh (including standard rental escalation for this period). In a regulatory filing, DLF announced "pre-formal launch sales of approximately Rs 7,200 crore for its latest luxury residential development, <keyword id="20105111" type="General" weightage="20" keywordseo="dlf-privana-south" source="keywords">DLF Privana South</keyword> in Gurugram." In March last year, DLF had sold 1,137 luxury apartments, priced Rs 7 crore and above, in its housing project in Gurugram for over Rs 8,000 crore within 3 days. Now, DLF has launched new project 'DLF Privana South' which is spread over 25 acre in Sectors 76 and 77, Gurugram. "This luxury residential offering by DLF was sold out within 72 hours, in its pre-launch phase," DLF said. The project will comprise 1,113 luxury residences across 7 towers, presenting 4 BHK apartments and penthouses. DLF Privana South will be part of a larger development, "DLF Privana" spread over 116 acre. Aakash Ohri, Joint Managing Director and Chief Business Officer, DLF Home Developers Ltd, said, "The swift pre-launch sellout serves as a testament to the increasing demand for high-rise luxury developments by DLF, delivering the highly aspirational DLF lifestyle." To discourage bulk bookings, each buyer was allotted only one unit, with about 25 per cent of the sales coming from Non-Resident Indians (NRIs), and a booking amount of Rs 50 lakh. DLF has developed more than 158 real estate projects and developed an area in excess of 340 million square feet. DLF Group has 215 million square feet of development potential across residential and commercial segment. The group has an annuity portfolio of over 42 million square feet. The Delhi Police's Economic Offence Wing has arrested the <keyword id="121830" type="COMPANY" weightage="20" keywordseo="Amrapali-Group">Amrapali Group</keyword>'s Directors <keyword id="121827" type="PERSON" weightage="20" keywordseo="Anil-Kumar-Sharma">Anil Kumar Sharma</keyword> and <keyword id="1971719" type="PERSON" weightage="20" keywordseo="Shiv-Priya">Shiv Priya</keyword>, along with others, in 14 cases registered against them. In a case registered in 2019 at EOW, the complainant alleged that Amrapali Centurian Park Pvt Ltd, a company of Amrapali Group, had launched its project "Amrapali Centurian Park Terrace Homes" at Plot No GH-05, Sector Techzone-IV, Greater Noida, giving it wide publicity with advertisements in leading newspapers and claiming that the project is approved by the competent authority. According to the complainant, <keyword id="10227196" type="UNKNOWN" weightage="20" keywordseo="amrapali-centaurian">Amrapali Centaurian</keyword> had proposed 2, 3 and 4 BHK flats having super area ranging from 885 square feet to 2,070 square feet with all modern amenities and facilities. After being influenced by the advertisement published in the newspapers of the said project and the Directors of the company, he had booked two flats in year 2017 and made full payment of the flats and the builder-buyer agreement was executed. However, possession was yet to be given. During the course of enquiry, 168 more complaints with the similar allegations were received against the accused. In another FIR of 2018, filed at the Anand Vihar Police Station, New Delhi, the complainant had alleged that Amrapali Smart City Developers Pvt Ltd launched its project "Amrapali Golf Homes" at Greater Noida. It was further represented that the possession of the project would be handed over to its buyers in 2014. Accordingly, the complainant executed the builder-buyer agreement and paid Rs 17,47,169 to the company but no possession given till date. "The accused are presently in judicial custody in other cases registered against them at PS EOW. After obtaining permission from the court, the EOW team interrogated and formally arrested the accused Anil Kumar Sharma and Shiv Priya in Case FIR No 279/19 EOW and 309/18 PS Anand Vihar, New Delhi," Joint Commissioner of Police, EOW, O.P. Mishra said. During the period 2010-2014 the Amrapali Group proposed to construct around 42,000 residential flats, in the Noida and Greater Noida area. The Group took advances from buyers, ranging from 40 per cent to 100 per cent of the value of the flats, and an allotment-cum-flat buyer agreement was executed. The Group had promised to complete the construction and hand over the possession of the apartments, within a period of 36 months but they failed to give possession even after a period of more than 10 years. The Economic Offences Wing had recently arrested the Directors and other officials of the Amrapali Group in 14 more cases. Charge sheets have already been filed in 15 cases. Amrapali Group directors Anil Kumar Sharma and Shiv Priya arrested in 14 old cases for not delivering flats even after full payment

Purchasing home online initially seemed to be a far-fetched idea, but off late this has gained great traction as buyers are now carrying out multi-crore transactions in <keyword id="2906603" type="UNKNOWN" weightage="20" keywordseo="Internet-based-real-estate-industry">Internet-based real estate industry</keyword>. Recently, a Mumbai resident spent Rs 4.5 crore to book a 4 BHK apartment at The Promont, Bangalore with <keyword id="6613497" type="COMPANY" weightage="20" keywordseo="Tata-Housing">Tata Housing</keyword> online. The <keyword id="6354553" type="COMPANY" weightage="20" keywordseo="real-estate">real estate</keyword> firm sold another luxury unit in its project called Myst in Kasauli to an NRI customer for Rs 5.5 crore online, making it India's largest transaction in the online space. 

	Even India’s major e-tailer Snapdeal sold a Tata Housing unit for Rs 1.1 crore early this month within hours of commencing the sale. Later, the Delhi-based online marketplace Snapdeal claimed that this was its highest online transaction and the company sees. It further asserted that the frequency of such transactions is moving beyond a crore on its site.
 "The Rs 5.5-crore transaction is the highest ever in the Indian online space. We have tied up with <keyword id="1143302" type="UNKNOWN" weightage="20" keywordseo="Snapdeal-com">Snapdeal .com</keyword> and <keyword id="1960231" type="UNKNOWN" weightage="20" keywordseo="Housing-com">Housing.com</keyword> to sell our premium and value housing units,” a senior Tata Housing official told TOI. 

	He further added that “Tata Housing has sold over 1,500 units online, accounting for 25% of Rs 1,100-crore sales and expects that online sales will account for over 40% of revenues in the coming years with the tremendous growth of e-commerce."
 

	Apart from Tata Housing, other realty players like DLF, Sobha Developers, Godrej Properties, Mantri Developers and Purvankara are following suit to tie up with online retailers to grab a slice of the $45-billion organised property market.

	According to a Tata Housing spokesperson, a virtual walk-through the property in order to check out the neighbourhood is helping home-seekers to make informed decisions. He further added, “We offer premium properties online that are not available offline to get the customer's attention."

As we bring in more people from <a href="http://www.businessinsider.in/searchresult.cms?query=IBM">IBM</a>, <a href="http://www.businessinsider.in/searchresult.cms?query=Oracle">Oracle</a> and <a href="http://www.businessinsider.in/searchresult.cms?query=Facebook">Facebook</a>, we’re starting to even architect our platform in India. It’s been a very exciting proposition for me. 
 
Why choose Hyderabad as your India headquarters over Bangalore? 
We chose Hyderabad because it’s not Bangalore. It was a tactical move, really. We wanted a place where we could still get the best human capital and not compete with every other company on earth for it. In Hyderabad you can build a team that’s going to stay with you for a longer period of time. However, we see <a href="http://www.businessinsider.in/searchresult.cms?query=Facebook">Facebook</a>, <a href="http://www.businessinsider.in/searchresult.cms?query=Google">Google</a> and <a href="http://www.businessinsider.in/searchresult.cms?query=IBM">IBM</a> have moved into Hyderabad and are started to seize employees. 
 
Also, once you build infrastructure and management, you don’t want to move! We tripled the size of our Indian operation, we’re going to double it again in the next 2 years, and triple it in the next 3-4 years. We often acquire western companies and migrate their operations to India. I still spend time in Bangalore, Mumbai and Delhi. However, that’s spent mostly meeting vendors, clients and recruiting people. 
 
From when will your new premises be operational from? 
The building is almost complete. The goal is to have a soft launch by the end of October and do a grand opening by early November. We’re also looking to hire many new engineers. 
 
How many people are we talking about? 
Our goal is to hire another 200-250 people in the next 12-18 months. That would take us from 350 to 600 strong. 
 
What are the domains you’re looking to hire? 
Primarily engineering and data science. 
 
What can India do to attract more foreign investment? 
The Indian Prime Minister has been very clear about his desire of more American companies coming to India. For India to propel itself into the society and nation it wants to be I believe the <a href="http://www.businessinsider.in/searchresult.cms?query=infrastructure">infrastructure</a> will have to catch up with the human capital. The current Prime Minister is doing an exceptional job in moving these programmes forward, and that’s what the focus should be. 
 
Many Silicon Valley engineers are fueling India’s startup boom. Why do you think that is? 
This happens when one company in a particular domain makes a lot of people wealthy. That gives them the capital to start their own businesses. 
 
Companies like Cisco, Intel and Google are making people wealthy. It’s true for every other tech capital in America – <a href="http://www.businessinsider.in/searchresult.cms?query=Silicon+Valley">Silicon Valley</a> came out of Hewlett Packard, Austin Texas came out of Dell, Seattle came out of Microsoft and New York came out of multiple tech companies. Now we’re starting to see that change in India. 
 
How do you justify the timing of it all? 
You have to look at when these NRIs started moving back. People had made enough money in their cushy job to move back and live substantially. A 2 BHK starter home in <a href="http://www.businessinsider.in/searchresult.cms?query=Silicon+Valley">Silicon Valley</a> costs around $ 1 million. It’s crazy how expensive that place is! For that money you can live like a king here. 
 
There’s obviously no question that political stability that the country is enjoying now is a powerful tractor for human capital. 
 
How can startups leverage your platform to their benefit? 
We have a tough time working with startups. That’s a part of the challenge. Most of our clients are Fortune 1000 companies. When you reach a certain size, it’s difficult to integrate into startups. 
 
That being said, we partner with startups where their technology can help us do a better job for our customers. 
 
Do you have any Indian clients? 
We don’t have any Indian clients as of now. We operate out of India, but we don’t sell our products and services here yet. We’re looking for a company to buy to potentially enter the Indian market over the next 2 years. However, as of now 80% of our revenue comes from North America, 12% from Europe, and the rest from South America and Australia. India is a market we want to grow into, but it’s not one we’re focused on from a sales perspective.

Some have. We’ve talked about it. However, it’ll be unfair to reveal their names currently.
