• 2BHK housing units are the most preferred choice for more than 40% of home buyers in Delhi, Bangalore, Chennai and Kolkata. In Mumbai, 51% home buyers prefer 1 BHK owing to escalating property rates in the city • 3BHK is the next most preferred configuration in Delhi-NCR, Bangalore, Chennai and Kolkata (on an average 20% home buyers prefer 3BHK in these cities) as most of the buyers look for a balance between spacious homes, amenities, luxury and afforbidibility. Indians prefer buying 2BHK apartments over Villas according to Housing.com

Mumbai, Jan 22 () Piramal Group real estate arm Piramal Realty plans to invest Rs 1,500 crore for developing a residential project in Thane, targeting homebuyers with specific budgets by offering smaller configurations, a top company official said.
 Terming it 'value housing' segment, the company has for the first time configured size of the apartments to attract millennials with relatively smaller budgets.
 The project is a part of the 32-acre township project Piramal Vaikunth, which will be spread across five acres and have a development potential of 2 million sq ft. 
 "With millennials at the helm, we have witnessed an increased traction towards the value segment over the last few quarters. Our foray into this segment is in line with our expansion plans of creating presence across the consumer demand pyramid. We will be investing Rs 1,500 crore for this development," Piramal Realty founder Anand Piramal said. 
 The configurations of these homes would be 1, 1.5 and 2 BHK apartments with access to premium amenities starting at 350 sq ft carpet area at Rs 60 lakh.
 He further said the company plans to replicate the model in future expansion of its existing projects. However, he did not give further details on the same.
 The company will fund its investment plans through debt and internal accruals, Piramal said.
 Developers, across markets, who have been primarily in the luxury and premium residential projects, are trying to right-price and right-size their offerings to meet requirements of first time homebuyers. 
 Piramal Realty, which currently has 17 million sq ft of residential and commercial space under development in and around Mumbai, plans to add another 10 million sq ft of residential space under development in 2020. 
 "Along with this project, we will be launching a few more including the next phase of our Byculla project and the other at Mahim, which we are developing jointly with Omkar Realtors. Apart from these, we will be also considering a few stressed projects to achieve the 10 million sq ft target," Piramal said.
 Banks and financial institutions are approaching the company to take up projects which they have funded and are now stuck due to various reasons, he added. 
 "We are evaluating a few such deals. Moreover, its a good proposition for us as we will not have to make capital investments as these projects are already funded, but we will get project development fees," Piramal said. PSK

Chennai, July 5 (): 'Work From Home' due to COVID-19 enforced lockdown norms is seeing a trend of buyers tightening their purse strings and opting for budget friendly residences rather than luxury offerings, city realtors said. Those who earlier preferred 'paying guest' accommodation were increasingly looking at owning an apartment to suit their budget. "What has happened is that the pandemic has opened up a lot of opportunities for developers and the people. Customers have understood the necessity of a home and for developers it has opened up, if not luxury, budget segment residences", Akshaya Homes Ltd founder T Chitty Babu told . He said people have accepted that they live in challenging times and that they need to save money. "Earlier they were stretching their budget for bigger apartments, but are now going in for properties within their budget", he said. The younger generation was moving towards urban locations and giving up the 'paying guest' concept of sharing living space with others he said. "They do not want to live with strangers and this has opened up a lot of opportunities for home buyers. They look at k at making purchases of houses if it suits their budget." Chitty Babu said work from home could have a short-term impact on commercial properties and that companies located located in big complexes may move to smaller places. He said WFH is now not a preferred option as there was no public transport and there is an increase in COVID-18 cases "But if productivity is good, then it is good for employers. At the same time, we have to see about infrastructure...whether there is right Internet bandwidth, connectivity... those things are there" he said. People prefer to buy residential properties like 2.5 bed rooms with additional spaces for work, instead of the earlier 2BHK apartments to make sure they can work from home also if necessity arises, he said. Another city based realtor opined that work from home may impact relationships and office atmosphere. "In today's work from home scenario, relationships are getting destroyed and that is what we are seeing in the internet.. He may be a friend of someone in (social media platform) Facebook. But he does not speak when he sees him in person.this is what is happening", Navin's Managing Director D Kumar said. This work concept has also resulted in human values were also 'taking a beating'and there was a chance of relationships getting destroyed. "You do not come to the office just to sit. A person may work for one company in an office, but tomorrow he may quit and join another company by work from home. How are you going to retain him?", he asked. On new property launches, he said they would definitely get delayed. There was no point in going in for it as existing projects are lying idle, he said. Investments made in these projects would also take a hit, he said. "We have invested in land, salaries, everything...," he said. Olympia Group MD Ajit Kumarsaid WFH would be a 'temporary phenomena' and once the COVID-19 outbreak comes under control, people would start returning to work. "By working from home, the performance of an individual may get impacted. He needs to have an atmosphere and there must be some kind of recreation. Hyderabad, Pune, Navi Mumbai, and Ahmedabad are among the top 10 most <a href="http://www.businessinsider.in/searchresult.cms?query=affordable+property">affordable property</a> markets in the country according to JLL India. The other six cities are Kochi, Ghaziabad, Jaipur, Nagpur, Surat and Coimbatore. 
 
"These towns and cities offer a wide spectrum of investable options in <a href="http://www.businessinsider.in/searchresult.cms?query=real+estate">real estate</a> with relatively lower property price levels, providing the incentives for future capital appreciation and healthy returns," JLL India Chairman and Country Head Anuj Puri said. 
 
Puri said Hyderabad is the most affordable cities among all tier 1 cities of India. Even the well-developed <a href="http://www.businessinsider.in/searchresult.cms?query=residential+areas">residential areas</a> there offer properties in the budget range. 
 
JLL said Pune has recorded a healthy growth in the <a href="http://www.businessinsider.in/searchresult.cms?query=affordable+property">affordable housing</a> segment. However, these are on the periphery of the city and offer small 1-2 BHK flats with basic, no-frills amenities. 
 
"While property prices have increasingly become unaffordable in Mumbai, Navi Mumbai still provides numerous options for residential housing within the budget of Rs 30-50 lakh," Puri said.

According to JLL India, <keyword id="6354552" type="COMPANY" weightage="80" keywordseo="hyderabad">Hyderabad</keyword>, <keyword id="2094" type="COMPANY" weightage="80" keywordseo="Pune">Pune</keyword>, <keyword id="57321" type="PERSON" weightage="80" keywordseo="Navi-Mumbai">Navi Mumbai</keyword>, and Ahmedabad are among the 10 affordable <keyword id="6354516" type="ORGANIZATION" weightage="80" keywordseo="property">property</keyword> markets in the country where flats are available within the budget of Rs 30-50 lakh. 
 
The other six cities are Kochi (Kerala), Ghaziabad(Uttar Pradesh), Jaipur (Rajasthan), Nagpur (Maharashtra), Surat (Gujarat) and Coimbatore in Tamil Nadu. 
 In its latest report, property consultant JLL India has listed 10 cities that offer great lower-budget <keyword id="6354553" type="COMPANY" weightage="80" keywordseo="real-estate">real estate</keyword> investment prospects over medium to long term. 
 
"These towns and cities offer a wide spectrum of investable options in real estate with relatively lower property price levels, providing the incentives for future capital appreciation and healthy returns," JLL India Chairman and Country Head Anuj Puri said. 
 
On Hyderabad, Puri said it is perhaps one of the most it is perhaps one of the most affordable cities among all tier 1 cities of India. Even the well-developed residential localities in Hyderabad, such as Manikonda, Kukatpally, Miyapur and Sainikpuri offer housing properties in the budget range of Rs 30-50 lakh. 
 The report mentioned that Hyderabad's <keyword id="46631" type="UNKNOWN" weightage="80" keywordseo="Realty-market">realty market</keyword> is now set for an upswing after a prolonged slump due to the global recession followed by political turmoil. 
 
About Pune, JLL said the city has recorded good growth in the affordable housing segment over the last couple of years. Such projects are located on the periphery of the city and offer small 1-2 BHK flats with basic, no-frills amenities. 
 "While <keyword id="35507" type="UNKNOWN" weightage="80" keywordseo="property-prices">property prices</keyword> have increasingly become unaffordable in Mumbai, Navi Mumbai still provides numerous options for residential housing within the budget of Rs 30-50 lakh," Puri said. 
 
The proposed SEZs at Dronagiri, Ulwe and Kalamboli, and the upcoming international airport at Panvel are expected to help generate employment and boost demand for commercial and residential developments. 
 
On Ghaziabad, JLL said that the city is an emerging residential neighbourhood of NCR which has a very high supply of flats in the budget of Rs 30-50 lakh. 
 
"Well connected via metro and roads to the job markets of Delhi-NCR region, the city caters largely to the mid-segment home buyers. The city has a high supply of ready-to-move-in properties offered by renowned developers," the report sad. 
 
Infrastructural developments such as extension of the Metro Rail and widening of the NH 24 will further boost Ghaziabad's realty market, it added. 
 
On Kochi, JLL said: "Gone are the days when the city's builders focused only on affluent buyers. Today, the Kochi residential real estate market is dominated by affordable housing segment, which accounts to about 60 per cent of the total housing projects in the city."
