Most of these properties will likely come from competing brands or small independent owners, Alissa Kless, Spark by Hilton's brand leader, told Insider in an emailed statement.

"The cost-effective conversion brand … allows developers to extend the value of their investment, delivering an attractive option for current owners and the opportunity to attract new owners," Kless said.

She estimates the conversion cost will be "in the low $20,000" per room including interior and exterior renovations …

… which could take between five to seven months to complete.

Most of the renovation will be focused in the guest rooms with some additional emphasis on the exterior and communal spaces.

Gone are the dated carpets, old wood accents, and beige walls.

The Spark by Hilton refresh will include modern furniture, clean designs, and a brighter feel with plenty of natural light.

As for the exterior, travelers can expect a new paint job and graphic.

Despite being a budget brand, Spark hotel rooms will still have plenty of amenities like a refrigerator, adjustable desk, and open closet.

The common spaces will also have a 24-hour market, seating, and communal tables for the complimentary bagel bar diners.

The first few locations will open this year with another over "200 deals in various stages of development," Kless said.

Locations will be announced soon with rooms starting in the mid $80s to low $90s price range.
