Irfan, 70 (in pic), Rezwan, 69, and Noaman Razack, 66, of Prestige Estates Projects are ninth, each with Rs 13,970 crore, a 230% increase. They plan to double their hospitality portfolio with Rs 1,700 crore investment.

Jitendra Virwani, 58, of Embassy Group, is eighth with Rs 18,000 crore despite a 53% decrease since last year. Embassy Group is renowned for its commercial properties.

Raja Bagmane, 64, of Bagmane Developers, is seventh with Rs 19,650 crore, a 5% increase over last year. They recently leased office space to Texas Instruments for Rs 1.4 crore/month.

Atul Ruia, 53, ranks sixth with Rs 26,370 crore, a 110% increase over the previous year. Phoenix Mills is expanding with a third mall in Thane and exploring new hotel ventures.

With Rs 43,710 crores, Chandru Raheja (in pic) and family of K Raheja Group are fifth with a 65% wealth increase over the past year. They plan to redevelop SOBO Central Mall into a high-end residential project.

​4. Vikas Oberoi​

Vikas Oberoi, 54, of Oberoi Realty, rises to fourth with Rs 44,820 crore, a 96% surge since last year. Oberoi Realty expanded into NCR after acquiring 14.81 acres in Gurugram for Rs 597 crore.

Gautam Adani and family, with Rs 56,500 crore, take third place, marking a 62% wealth increase since the previous year. Adani Realty joins the top 10 this year.
