Different trajectories: Residential prices rise highest in NCR, Mumbai a different story

​​Housing prices across top 8 cities​

Housing prices across the top eight cities in India have increased 8 percent year-on- year (Y-o-Y), despite rising interest rates. This is due to a sustained housing demand post the pandemic, as per a CREDAI – Colliers - Liases Foras Housing Price-Tracker report.

Delhi National Capital Region (NCR)

​Delhi NCR did not see any rise in average housing prices in Q1 2023, compared to the last quarter, but saw a 16 percent Y-o-Y increase in prices, the highest among the top eight cities.​

Dwarka Expressway sees price appreciation

​The average price/ sq ft in Delghi NCR region is 8,432 rupees per sq ft. Dwarka Expressway saw the highest price rise at 59 percent Y-o-Y, followed by Golf Course Road.​

Mumbai Metropolitan Region (MMR)

​Interestingly, while the MMR region did not see any price rise over the last quarter, on a Y-o-Y basis, the average prices fell by 2 percent. All other cities reported a price rise on a Y-o-Y basis​

Prices fall in Western and Central Suburb

​The average price/ sq ft in the MMR region is 19,219 rupees, the highest among the eight cities. The average price on a Y-o-Y basis in the Western Suburb, and Central Suburb, fell by 19 percent, and 13 percent respectively.​

Bengaluru

​Average residential prices in Bengaluru rose by 6 percent quarter-on- quarter (Q-o-Q), and 4 percent on a Y-o-Y basis. The average price/ sq ft in Bengaluru region is 8,432​

Chennai

​The average price/ sq ft in Chennai region is 7,395 rupees. Meanwhile Chennai saw a 1 percent Q-o-Q fall in average prices. The prices were up 4 percent Y-o-Y​

Hyderabad

The average price/ sq ft in Hyderabad region is 10,410 rupees, the second highest among eight cities. While the Q-o-Q average prices rose by 3 percent, the prices went up by 13 percent Y-o-Y

Kolkata

The Q-o-Q prices in Kolkata rose by 1 percent, while the Y-o-Y prices saw a 15 percent increase. The average price/ sq ft in Kolkata region is 7,211 rupees, the second lowest among the eight cities

Pune

The average price/ sq ft in Pune region is 8, 352 rupees. While the Q-o-Q prices in Pune saw no change, the Y-o-Y prices went up by 11 percent.

Ahmedabad

In Ahmedabad, the average price/ sq ft is 6,324 rupees, the lowest among eight cities. However, the Q-o-Q prices rose 6 percent, and the Y-o-Y prices were up by 11 percent
