Millennials, those born between 1982 and 2004, are set to shape the U.S. economy in a big way in coming years.
While Millennials are less likely to <a href="http://www.businessinsider.com/millennial-facts-2014-5">form households</a> in their 20s, as the economy recovers many will, <a href="http://www.businessinsider.com/one-trend-that-will-help-housing-2014-6">inevitably </a>move out of their homes and look to rent.
RealtyTrac found the 50 best markets for <a href="http://www.realtytrac.com/content/foreclosure-market-report/q2-2014-us-residential-property-rental-report-8102">renting residential properties to Millennials</a>. 
"Investors leveraging demographic trends will often be able to amplify rental returns and home price appreciation, particularly when it comes to trends in the baby boomer and millennial generations, which combined account for approximately 147 million people - more than 60 percent of the U.S. adult population," RealtyTrac's Daren Blomquist said in a press release.
To qualify, these markets had to have 10% in the millennial demographic between 2007 and 2013 and the Millennial population accounted for at least 24% of the total populations in 2013.
Annual gross rental yields for the top 50 millennial rental markets ranged from 5.53% to 21.32%. Rental returns were based on gross rental yield: "the average fair market rent of three-bedroom homes in the county, annualized, and divided by the median sales price of residential properties in the county."
The top five markets based on annual gross rental yield: 1. Baltimore City, Maryland: 21.32% 2. Philadelphia County, Pennsylvania: 20.78% 3. Duval County, Florida: 14.95% 4. Cumberland County, North Carolina: 13.43% 5. Newport News City, Virginia: 13.20%

It's often argued that retiring baby boomers, those born between 1945 and 1964, are slated to have a significant impact on the housing market. 
This is because they tend to downsize their homes on retirement. Though the <a href="http://blogs.wsj.com/economics/2014/06/27/baby-boomers-arent-yet-downsizing-in-droves/">extent</a> of this trend is unclear. 
"Investors leveraging demographic trends will often be able to amplify rental returns and home price appreciation, particularly when it comes to trends in the baby boomer and millennial generations, which combined account for approximately 147 million people - more than 60 percent of the U.S. adult population," RealtyTrac's Daren Blomquist said in a press release.
With that in mind, RealtyTrac identified the best rental markets for baby boomers. 
The markets they identified all had a 10% or more increase in the baby boomer population between 2007 and 2013. And they had a baby boomer population that accounted for 24% of the population. The top 25 baby boomer rental markets saw annual gross rental yields from 5.50% to 20.93%.
Rental returns were based on gross rental yield: "the average fair market rent of three-bedroom homes in the county, annualized, and divided by the median sales price of residential properties in the county."
The top five markets for boomers based on annual gross rental yield were all located in Florida: 1. Pasco County, Florida: 20.93% 2. Hernando County, Florida: 19.06% 3. Marion County, Florida: 16.96% 4. Citrus County, Florida: 16.43% 5. Polk County, Florida: 14.59%

But the New York metro area property market isn't greater for investors who want to buy a place and rent it out for income.
A new report by <a href="http://www.realtytrac.com/content/foreclosure-market-report/q3-2014-residential-rental-market-report-8152">RealtyTrac</a> ranked US housing markets by gross rental yield, which is "the average fair market rent of three-bedroom homes in each county, annualized, and divided by the median sales price of residential properties in the third quarter."
Among America's big metro areas, New York came in last place. The gross rental yield averaged just 2.40% in Q3.
By comparison, smaller markets - <a href="http://www.businessinsider.com/cities-with-high-gross-rental-yields-2014-10">like Rocky Mount, North Carolina</a> - offer gross rental yields up to 41.57%. In these markets, investors could earn huge amounts of income on their investments.
It's important to note that in this report the New York metro area encompasses New York City, Northern New Jersey, Long Island, and Pennsylvania - not only Manhattan.
Plus, this data looks at the yield rates, and not the exact dollar-value of return. While the New York metro area has the lowest annual return rate, the dollar-value of this return may still be incredibly high since you have to access to much more volume.

Mumbai, Feb 20 () Co-living, co-working and student housing, which are emerging segments in the Indian real estate sector, have the potential to generate rental yield of 7-11 per cent, according to a report by CII and Anarock. The report, titled 'Emerging Asset Classes: The Future Looks Promising', was released at the 2nd CII Real Estate Confluence here on Thursday. It delves into these highly promising new Indian real estate asset classes and explores their growth drivers as well as the underlying opportunities for investors and other real estate stakeholders. "Co-living, student housing and co-working have rental yields of anywhere between 7 per cent and 11 per cent -- a significant step-up from the 3 per cent national average rental yield of traditional housing formats," Anarock Chairman Anuj Puri said. Co-living, student housing and senior living are the next evolutionary step in the residential real estate domain, while co-working has evolved from traditional office real estate, he said. "The drivers behind this evolution are changing social dynamics, a highly enabled start-up environment, rising interest in higher education by migratory student population, and the need for quality housing solutions for senior citizens," Puri said. According to the report, top-6 co-living players currently have 1.18 lakh beds priced between Rs 6,000 and Rs 30,000 per month. As many as 13 prominent student housing brands now have 1.5 lakh beds across India. Senior housing growth is primarily in top cities' outskirts and tier-II and III cities like Bhiwadi (NCR), Neral (Mumbai), Talegaon (Pune), Devanahalli (Bengaluru), Mysuru and Coimbatore. "Co-living, student housing and senior living are fundamentally innovative and specialised residential assets, but with varied business models," Puri said. While co-working as a segment has flourished in India, there are interesting differences in how local and global players address it. Domestic co-working operators have restricted their presence to tier-I cities, while global players are also penetrating into tier-II and III cities. The report also highlighted that data centres, with potential of 10-14 per cent rental yield, is drawing high investor interest. Explaining the rental income dynamics, Abhishek Bhadra, Head of Research, Magicbricks, noted that with economic activity peaking, they anticipate continued growth in both <keyword id="21466032" type="General" weightage="20" keywordseo="rental-demand" source="keywords">rental demand</keyword> and rents in the short to medium term. "Additionally, the supply of rental units is expected to improve as the stock of under-construction properties nears completion. Overall, the current landscape presents a promising opportunity for landlords and investors, encouraging greater participation in the <keyword id="20052080" type="General" weightage="20" keywordseo="rental-market" source="keywords">rental market</keyword>," said the Head of Research. Rental income is a major source of earning for millions of Indians. <keyword id="19932272" type="General" weightage="20" keywordseo="navi-mumbai" source="keywords">Navi Mumbai</keyword> saw 6.2 % jump quarterly, while Hyderabad (4.2%), and Ahmedabad (4%) exhibited the most significant increase in average rents. In Navi Mumbai, the average rent increased from Rs 28.99 per square feet (psf) per month in Jan-Mar 2024 to Rs 30.78 psf per month in Apr-Jun 2024. Similarly, average rents in Hyderabad increased from Rs 22.01 psf to Rs 22.93 psf per month, while in Ahmedabad, rents rose from Rs 17.25 psf to Rs 17.94 psf per month. The report observed a significant 14.8% quarterly increase in rental demand during this period, following a 16% quarterly increase in the previous quarter. However, the report asserted that the supply has decreased by 2.2% quarterly across the cities due to high absorption rates, leading to a rise in rents. The highest rents are in cities of Mumbai (Rs 82.28 psf) per month, Delhi (Rs 33.72 psf) per month and <keyword id="19919131" type="General" weightage="20" keywordseo="thane" source="keywords">Thane</keyword> (Rs 29.84 psf) per month. The <keyword id="22641758" type="General" weightage="20" keywordseo="Magicbricks-report" source="keywords">Magicbricks report</keyword> further observed that average rents in Greater Noida is Rs 14.52 psf per month, Rs 20.10 psf per month in Noida and Rs 28 psf per month in Bengaluru. With high rental demand and rents, <keyword id="19951618" type="General" weightage="20" keywordseo="residential-real-estate" source="keywords">residential real estate</keyword> continues to be a lucrative investment market. While across the top 13 cities, the average rental yield is 3.6%, investments in Ahmedabad, Pune and Kolkata demonstrated the highest rental yields (3.8%), observed the report.

But the interest is not surprising, as apartments in Dubai are offering rental returns of up to 8 percent in certain localities, according to UAE property portal <a href="https://www.bayut.com/">Bayut.com</a>. The website said its study had found rents for studio apartments in Dubai yielding 7 percent on an average in December 2015. 
 
These rental yields are far higher than those earned by prime <a href="http://www.businessinsider.in/searchresult.cms?query=property">properties</a> around the world. For example, rental yields in London are at best 4 percent for properties that cost millions more than similar estates in Dubai. So the leaning towards investment in Dubai becomes rather obvious. And apart from the financial advantages, investment in the real estate sector of Dubai is a pretty straight forward and hassle-free process, making it all the more attractive. 
 
Considering the lucrative rental yields apartments in Dubai offer, it comes as no surprise that most <a href="http://www.businessinsider.in/searchresult.cms?query=indian+investors">Indian investors</a> want a piece of the segment’s action. Bayut.com further revealed that more than half (60%) of all leads generated by Indians in 2015 were dedicated to properties up for sale. Within the leads for on-sale properties, a massive 82 percent related to apartments. On the other hand, villas up for sale managed to generate only 8 percent leads from prospective Indian investors, showing a clear preference for apartments. 
 
The website said the most favourite apartment buying localities for Indian investors were Dubai Marina, Downtown Dubai, Jumeirah Lake Towers (JLT), Business Bay and International City, in that order. The results depict the diversity of Indian investors, as the localities highlighted by the website include the most expensive (Downtown) as well as one of the least expensive areas (International City) for buying apartments in the city. 
 
To conclude, Dubai’s rising status as a global financial, investment and tourism hub are creating opportunities for professionals, businesses and investors alike. The city is fast reinforcing its place as the ideal bridge between the west and east and has capabilities and infrastructure to match its claims.
