President of the <keyword id="8770502" type="COMPANY" weightage="20" keywordseo="national-real-estate-development">National Real Estate Development</keyword> Council (NAREDCO), <keyword id="221667" type="PERSON" weightage="20" keywordseo="Niranjan-Hiranandani">Niranjan Hiranandani</keyword> was of the view that, prices can be lowered, if changes are made to the Income Tax Act for not levying fines if property is sold below the circle rate. "Where we have a problem, is the provision in the Income Tax Act [ [Sec 50C and Sec 56(2)x] , which levies penalties on both, the developer and the buyer in case the selling price is lower than circle rates," Hiranandani told IANS. "So, effectively, there will be scope for some discounting, but unless the authorities make the necessary amendments to this provision in the Income Tax Act, selling at prices lower than the circle value or ready reckoner value will attract taxation challenges for both, buyer and seller," he said. Raj Jain, Project Head of New Modern <keyword id="1434432" type="DOMAIN" weightage="20" keywordseo="Buildwell">Buildwell</keyword> said the prices may fall in the short term, which would stabilize later. To ensure that buyer sentiment remains positive, there will be need for 'positivity enhancers' to drive offtake in the market, and dome of these will come from authorities like lower rates of interest for home loans and reduced stamp duty, he added. Industry bodies and developers have been seeking support from the government in terms of lower stamp duty and other levies by state governments and local municipality bodies. NAREDCO recently said that the real estate sector has incurred losses of over Rs 1 lakh crore so far during the lockdown. Last week, the RBI placed Yes Bank under moratorium and capped the withdrawal limit at Rs 50,000 till April 3. SBI Chairman <keyword id="254056" type="PERSON" weightage="20" keywordseo="Rajnish-Kumar">Rajnish Kumar</keyword> has said the moratorium may be lifted by the end of this week. The RBI last week also superseded Yes Bank's board of directors and appointed former SBI CFO Prashant Kumar as administrator. The new board of directors will stand constituted from the appointed date. It will comprise a CEO and MD, non-executive chairman and non-executive directors. The SBI will have nominee directors appointed on the board of the reconstructed bank. The RBI may appoint additional directors to the board, who shall continue in office for one year, or until an alternate board is constituted by Yes Bank. "Nobody wants to kill the sector, let me be very clear," Kumar said, when asked about the problems being faced by the telecom industry. It can be noted that earlier this month, Kumar had said that <keyword id="6354731" type="DOMAIN" weightage="20" keywordseo="state-bank-of-india">State Bank of India</keyword> has a loan outstanding of Rs 29,000 crore to the telecom sector and another Rs 14,000 crore in bank guarantees, which can get invoked in case of a non-payment of dues by the telcos. There has been a flurry of meetings in the national capital between senior official of the telecom firms and the government over the past week. Earlier this month, the Supreme Court has asked the telecom firms to deposit an estimated Rs 1.47 lakh crore in past dues for spectrum and licences by March 17. Payment of the dues is being seen as an existential threat for some players, especially <keyword id="15492" type="COMPANY" weightage="20" keywordseo="Vodafone">Vodafone</keyword> Idea, which has to pay RS 53,000 crore.

The specialty of this home loan is that the repayment terms come in the form of lower EMIs in initial years, followed by higher EMIs. 
 
The public sector lender has refused to term it as a ‘teaser loan’, a term introduced by the bank in February 2009. SBI officials stated that it is not offering any discount in the interest rates or offering more loan to value. 
 
The statement released by the bank said that the new offering will enable young working professionals to get hold of higher loan amounts as compared to their loan eligibility under the standard home loan schemes. 
 
“This product cannot be called teaser loan as we have taken adequate safeguards like making it available only for salaried professionals and not for all categories of customers,” said Rajnish Kumar, managing director, SBI.

‘FlexiPay’ home loan by SBI comes with 3-5 yrs interest moratorium

The ed-tech decacorn has been in discussions with the lenders and has made a proposal to clear its Term B loan, the source said. Byju's hopes to garner between USD 800 million to USD 1 billion from the sale of Epic, the US-based kids learning firm, and Great Learning - the upskilling platform. The firm is also working on raising fresh capital from equity sales, and is working with bankers for the sale of the aforementioned key assets to strategic investors -- which has also garnered interest, the source said. An email sent to the ed-tech platform for comments remained unanswered. India's most-valued startup is hoping to repay the entire USD 1.2 billion term loan B (TLB) in under six months. Of this, it is proposing to repay USD 300 million in the next three months. Lenders have not yet responded to the proposal. Byju's in November 2021 raised USD 1.2 billion in debt through a term loan facility (TLB) from a group of overseas investors. A TLB is a type of senior secured syndicated credit facility that is issued by global institutional investors. Typically, the proceeds from a TLB are used to either refinance an existing debt or to make overseas acquisitions in order to enhance a company's offerings. Byju's had acquired Aakash USD 950 million in 2021. In July this year, the steering committee of ad hoc term loan lenders is reported to have agreed to amend the USD 1.2 billion term loan. The development comes after the company formed an advisory council with ex-Infosys CFO Mohandas Pai and Bharatpe Chairman and former SBI chief Rajnish Kumar after the exit of investors G V Ravishankar of Sequoia Capital (now Peak XV Partners), Vivian Wu of Chan Zuckerberg Initiative and Russell Dreisenstock of Prosus. Byjus had acquired Epic in a USD 500 million cash-and-stock deal in May 2022.
