New Delhi, Nov 25 () Bengaluru's central business district (CBD) has registered highest office rental growth in Asia Pacific region at 17.6 per cent during July-September quarter of 2019 compared with year-ago period on buoyant demand, according to global property consultant Knight Frank.
Connaught Place in the National Capital Region (NCR) and Bandra Kurla Complex (BKC) in Mumbai are ranked 7th and 11th in the 20 fastest growing prime office markets in the Asia-Pacific region, respectively. 
"Office market in India continues to be robust despite sluggish economic growth," Knight Frank said in a report. 
Bengaluru's CBD, comprising areas such as MG Road, Infantry Road and Residency Road, has registered the highest year-on-year (y-o-y) rental growth in the Asia-Pacific region at 17.6 per cent in July to September quarter this year (Q3 2019).
Bengaluru was followed by the CBDs of Melbourne and Bangkok on the 2nd and 3rd positions, with a y-o-y office rental growth of 15.5 per cent and 9.4 per cent, respectively.
Rentals have risen 4.4 per cent in Connaught Place and 2 per cent in BKC, Mumbai, as per the Knight Frank's Asia-Pacific Prime Office Rental Index Q3 2019.
"The office market has been witnessing a steady growth in India, which is adequately reflected in the growth in rental values in prime office markets. Bengaluru, in particular, has seen continued growth in leasing activities, due to the competitive pricing offered by its CBD, as against its counterparts in New Delhi and Mumbai," said Shishir Baijal, Chairman and Managing Director of Knight Frank India.
Bengaluru CBD sees continuous demand, which in turn has pushed the rental values upwards, he added.
"CBD in New Delhi continues to remain attractive, however, low vacancies and lack of Grade-A supply have restricted leasing volumes in this location. Mumbai CBD, on the other hand, continues to be one of the most favourable office destination commanding high rental values. We expect the trend to continue for these markets as the demand for office space is expected to continue," Baijal said.
Knight Frank's index, which tracks office rental of 20 main cities across the Asia-Pacific region, rose 0.1 per cent quarter-on-quarter to 157.3 in Q3 2019. Year-on- year, the index rose 1.8 per cent, decelerating from the 3.4 per cent rise witnessed in Q2 2019.
According to the report, Hong Kong, with a monthly rental value of USD 206.6 per sq metre, was the most expensive office market in Asia-Pacific in Q3 2019, followed by Tokyo (USD 110.9 per sq metre) and Singapore (USD 80.5 per sq metre).
The CBDs of NCR and Mumbai were ranked as the 5th and 7th most expensive prime office markets in Asia-Pacific, with monthly rental values of USD 51.8 per sq metre and USD 46.2 per sq metre, respectively. Bengaluru's CBD commands a rent of USD 20.5 per sq metre. MJH RUJ

Bengaluru's MG Road tops APAC list of 20 cities with highest office rental growth:Report

Mumbai, Dec 24 () Even as the Indian real estate sector continues to witness a slowdown, cities like Bengaluru and Mumbai are expected to attract healthy office rentals in 2020, mainly backed by rapid expansion of IT industry, a report has said.
 According to a study titled 'Asia-Pacific Prime Office Rental Index Q3 2019' by property consultant Knight Frank, the National Capital Region (NCR) would see stable growth in rentals.
 "India's main office markets continue to enjoy healthy rental growth, despite the weaker economic print in 2019, mainly due to the rapid expansion witnessed in its IT industry," Knight Frank India Chairman and Managing Director Shishir Baijal said. 
 The IT industry accounted for 35 per cent of total transaction volume in first half of 2019 across the top eight cities, which was most apparent within Bengaluru, which recorded an 14 per cent rental rise in January-June (H1) 2019. 
 "Multinationals continued to expand robustly because of availability of right talent pool and new office assets at comparatively low rents. In 2020, while more supply is expected over the horizon, demand is expected to remain steady as the IT sector continues to expand," he added.
 According to the report, Grade-A office rents across the Asia-Pacific region are expected to fall up to 3 per cent in 2020, as compared with a 0.6 per cent rise in the first nine months of 2019, as occupier demand continues to soften.
 The central business district (CBD) of Bengaluru was the best performing market in Asia Pacific in July-September (Q3) 2019 with a rental growth of 17.6 per cent, the report said.

Bengaluru, Mumbai to see healthy office rental growth in 2020 on IT industry demand: Report

New Delhi, Mar 20 () International Data Corporation (IDC) on Friday said it has appointed Vasant Rao as Managing Director for India and South Asia with effect from March 18, 2020. Rao will be based out of IDC's Bengaluru office and will be reporting to Eva Au, Managing Director, IDC Asia/Pacific, according to a statement. Prior to joining IDC, he held multiple global leadership roles during his 10-year stint at Cognizant in the analytics, data science, and visualisation domains and built intellectual property-based products. Most recently, Rao was leading the banking and financial services delivery for the North America AI and analytics business unit. "India is a critical and strategically important market for IDC. Today, India's growth is at an inflection point as it transitions from a services-led to a knowledge-based economy that is largely supported by third platform technologies," said Eva Au, Managing Director, IDC Asia/Pacific. IDC names Vasant Rao as managing director for India

From 2013 to mid 2015, the IT hub saw investment of around 13% of over Rs 44,450 crore from PEs. 
 
As per the global property consultancy Jones Lang LaSalle's (JLL) latest Asia-Pacific City Investment Intensity Index, Bengaluru was among the top-20 destinations globally. 
 
New Delhi was at 34th and Mumbai at 42nd spot. 
 
A JLL report stated that despite being a smaller city than the political and financial capitals of India, it has managed to attract a lot of investment in comparison of its size. 
 
"Real estate investment is generally difficult for foreigners in India, and investors looking to take part in market growth may need to go through routes such as debt deals and joint ventures with local partners. The index advises investors to continue to seek core business park or office investments in Bengaluru," said Anuj Puri, chairman and country head at JLL India. 
 
Foreign investors showed interest in leased office assets like IT parks and IT-<a href="http://www.businessinsider.in/searchresult.cms?query=SEZs">SEZs</a>. 
 
Many firms have invested over Rs 100 crore at the Electronic City in Bengaluru. 
 
Industry experts point out that the residential and commercial markets in Bengaluru were more vibrant and mature than any other Indian city. 
 
Meanwhile, the top five cities in the Asia-Pacific region are Tokyo, Singapore, Seoul, Sydney and Hong Kong.

This is the top destination for real estate investment in India. It is neither Delhi nor Mumbai

Elon Musk-owned <keyword id="6354616" type="General" weightage="20" keywordseo="twitter" source="Orion">Twitter</keyword> is reportedly looking to shed its co-working spaces in Delhi and Mumbai after having already done so in Bengaluru. The process for vacating offices was initiated in December last year, according to reports citing sources. Around 150 of the company's employees work at the WeWork facility in Mumbai's BKC, and 80 at The Executive Centre in Delhi's Qutub area. According to the sources, the company has also given up co-working spaces in Bengaluru, indicating that this was due to global changes within the company. Earlier this week, Musk, who failed to pay the rent for Twitter headquarters in San Francisco, asked its remaining staff in Singapore to stop coming to office and work remotely as the company has reportedly failed to pay the monthly rent. According to reports, Twitter employees were informed about the decision via email, instructing them to leave the CapitaGreen building and work from home. Casey Newton of Platformer said in a tweet on Thursday, "Twitter employees were just walked out of its Singapore office - its Asia-Pacific headquarters - over nonpayment of rent". "Landlords walked employees out of the building," he posted. In the US, Twitter has been sued as it failed to pay $136,250 rent for its office space in San Francisco. After Singapore, Twitter likely to vacate India offices

Bengaluru, July 15 (IANS) SoftBank-backed InMobi on Wednesday announced the appointment of Jayesh Ullattil as Vice President and General Manager for India. Prior to joining InMobi, Ullattil was Vice-President of Sales in Hotstar and instrumental in building strategic partnerships with leading telecom, original equipment manufacturers, consumer durables and media brands. Mumbai, Feb 26 () American tech major Accenture on Wednesday opened its third 'innovation hub' in the country at Pune, which will house 1,200 people working on various technologies. Bengaluru and Hyderabad are the other Indian cities having the hubs, which are also present in two cities of Brazil, and one each in Canada, China, Finland, Japan, Switzerland, Australia and Singapore. The hub at Pune, located at SP Infocity, will also feature Accenture's second Nano Lab in the Asia-Pacific region, an official statement said. At the Pune centre, clients will be able to co-innovate with Accenture's experts in extended reality, artificial intelligence, the internet of things, blockchain and quantum computing across sectors, it said in a statement. The hub will enable clients to scale their technology investments and boost their business outcomes across the enterprise, and also create new opportunities for local talent, Bhaskar Ghosh, the group chief executive for Accenture Technology Services, said. 'Grow with Google' trains 50 million people in Asia Pacific

New Delhi [India], May 12 (ANI): India received foreign institutional inflows worth USD 26.6 billion into <keyword id="6354553" type="General" weightage="20" keywordseo="real-estate" source="Orion">real estate</keyword> during the six-year period from 2017 to 2022, a three-fold rise from the preceding six-year period, according to Nasdaq-listed investment management company Colliers. <keyword id="396143" type="General" weightage="20" keywordseo="foreign-investments" source="Orion">Foreign investments</keyword> in India have been on the rise over the last few years as the industry underwent an overhaul, with major structural, policy reforms inducing transparency and ease of business operations, according to Colliers' 'India- High on Investors' Agenda' report. The report delves into the factors that make India a preferred choice for global investors and how it has stepped ahead of other emerging economies. According to the report, foreign investments accounted for a sizeable share of 81 per cent of the total investments in real estate during 2017-22. "The country's investor-friendly FDI policies, increased transparency in deal structures, and higher investment limits through the direct route have encouraged global investors to invest in India's real estate sector," Colliers said. Institutional investments in real estate continued to remain upbeat in January-March 2023 as well, rising by 37 per cent year-on-year at USD 1.7 billion, led by the office sector. "India's favourable demographic indicators, deep digital talent pool, developmental government policies, infrastructure advancements and competitive costs have made it one of the top choices for global enterprises, fueling real estate demand in India. The strong economic and business fundamentals are enhancing institutional investors' sentiments; forging strategic partnerships to expand their portfolios," said Sankey Prasad, Chairman and Managing Director at Colliers India. From the perspective of global and Asia Pacific investors, the Indian property market currently offers attractive pricing, better valuations, and higher yields on assets. In case of Bengaluru, the average real estate prices witnessed a modest 4.8 per cent rise in prime residential or luxury homes during the January-March quarter of 2024. According to the report by the property consultant, titled '<keyword id="22041946" type="General" weightage="20" keywordseo="Prime-Global-Cities-Index-Q1-2024" source="Orion">Prime Global Cities Index Q1 2024</keyword>', Mumbai's significant rise on the international index was largely due to the rise in demand in the city. While the demand has been strong for all segments, there has been a rise in the sale of higher value products. Mumbai recorded the third highest year-on-year growth in prime residential prices in Q1-2024, pushing it up the ranking table by three places to 3rd position from its 6th position in Q1-2023. Delhi NCR rose from 17th rank in Q1-2023 to 5th in Q1-2024 with a growth of 10.5 per cent on a yearly basis. However, Bengaluru observed a slight decline in ranking from 16th place in Q1-2024 to 17th rank in Q1-2024, even while it recorded a 4.8 per cent yearly growth in residential prices. India's main cities, notably New Delhi and Mumbai, have witnessed a surge in house prices driven by robust economic growth, with annual GDP growth exceeding 8 per cent in the just concluded financial year 2023-24. Manila, the capital city of Philippines, claimed the top spot in the ranking with a 26.2 per cent annual rise in prices. The growth, as per the Knight Frank report, can be attributed to two key factors: purchasing power, and substantial infrastructure investments within and around the city. Tokyo in Japan jumped 17 places up with 12.5 per cent yearly price growth and ranked 2nd in the index. Despite Japan's overall population decline, Tokyo sustains a net population growth owing to migration from other regions within the country. We expect the momentum of sales to remain stable over the next few quarters as the economic conditions are likely to remain broadly unchanged." Former Flipkart exec from Wharton Business School will lead Twitter in India

Mumbai, Jan 30 () Bengaluru-based realty player RMZ Corp on Thursday said it has formed a joint venture of USD 1 billion (around Rs 7,100 crore) with Tokyo-headquartered Mitsui Fudosan (Asia) for developing commercial projects across India.
 The investment by Mitsui Fudosan (Asia), a subsidiary of Mitsui Fudosan, marks its foray in the Indian real estate market.
 "The 50:50 joint venture of USD 1 billion has been forged to augment RMZ Corps' future of space landscape in the country with a focus on cities like Mumbai and Delhi NCR along with Bengaluru," the company said in a statement.
 To begin with, the joint venture will develop 3.5 million sq ft office space 'RMZ Ecoworld 30' in Bengaluru. The first phase of RMZ Ecoworld 30 has already commenced and will be operational in 2022.
 This venture is in line with the company's vision of developing 85 million sqft of assets under management, the company said.
 RMZ currently has 67 million sqft of real estate assets across cities including Bengaluru, Mumbai, NCR, Chennai, Hyderabad and Pune.
 "RMZ Corp continues to expand its distribution channels and national footprint. The police have so far managed to nab four of the accused, including one woman, who have been identified as Gurjant Singh (31), <keyword id="531011" type="General" weightage="80" keywordseo="navjot-singh" source="Orion">Navjot Singh</keyword> (30), Satpal Singh (28) and <keyword id="258701" type="General" weightage="80" keywordseo="gurpreet-kaur" source="Orion">Gurpreet Kaur</keyword> (30). Deputy Commissioner of Police (Shahdara), R. Sathiyasundaram, said a PCR call was received at around 6 p.m. on Sunday, informing that around 15 'Income Tax officials' have conducted a raid without the police and seized the mobile phones of all the family members. When the the complainant asked the accused to show a search warrant, the accused threatened the victims by saying that they had guns. "The accused then started to open the cupboards, beds etc. on the ground floor and the first floor. Some of them even molested the complainant," the <keyword id="59859" type="General" weightage="80" keywordseo="dcp" source="Orion">DCP</keyword> said. The accused snatched the mobile phones of the family members, along with a hand bag containing one gold ornament and Rs 15,000 in cash, and fled from the spot. However, as the house occupants were shouting during the commotion, the neighbours heard their cries and informed the police. The police were able to nab four persons, while the rest of the accused fled from the spot. One Bolero car and ID cards of <keyword id="14367930" type="General" weightage="80" keywordseo="anti-corruption-foundation" source="Orion">Anti Corruption Foundation</keyword> of India were also recovered by the police. A search to nab the other accused is currently underway, the officer said.
