"<keyword id="45123" type="General" weightage="80" keywordseo="hdfc" source="Orion">HDFC</keyword> increases its <keyword id="648146" type="General" weightage="50" keywordseo="retail-prime-lending-rate" source="Orion">Retail Prime Lending Rate</keyword> (<keyword id="413108" type="General" weightage="100" keywordseo="rplr" source="Orion">RPLR</keyword>) on housing loans, on which its Adjustable Rate Home Loans (ARHL) are benchmarked, by 25 basis points, with effect from August 1, 2022," the exchange filing said. The revised rates for new borrowers will range between 7.80 per cent and 8.30 per cent, against the existing range of 7.55 per cent to 8.05 per cent. For existing customers, the rates will rise by 25 bps. HDFC hikes its benchmark lending rate by 25 basis points

<keyword id="136927" type="ORGANIZATION" weightage="20" keywordseo="affordable-housing">Affordable housing</keyword> and speedy completion of projects have become the talk of the town. As per Keki Mistry, vice-chairman of Housing Development Finance Corp (HDFC), there is a lot of scope in affordable housing, provided <keyword id="90048" type="UNKNOWN" weightage="20" keywordseo="Land-prices">land prices</keyword> are reduced. 
 
In an interview with Economic Times, Mistry said that land prices must fall to make homes affordable. 
 
“The opportunity is huge, but if you have to make housing affordable, you will have to get land prices down. Second is funding of land. Today, largely private equity investors fund it and the interest rate they charge is huge. Third, expediting the process of project clearance. There should be a single-window clearance for approval of projects,” Mistry told ET. 
 Talking about the crisis in the <keyword id="6354553" type="COMPANY" weightage="20" keywordseo="real-estate">real estate</keyword> market, Mistry said that in this segment, any market would see some people under stress. 
 
“We have not seen any undue distress for majority of them. We have not seen any pickup in developer lending, our growth in developer lending has remained in tune with the market. Our individual book is 73% and non-individual is 27%. Our non-individual includes lending to corporates for their office premises, developers, lease rental discounting. Developer lending in construction financing is 12-13%,” said Mistry. 
 
At a time when India is looking to boost infrastructure, experts say the government should look at easing norms for stuck projects. 
 
“When people talk about inventory, what they look at is under-construction properties. In reality, people buy only when the building is ready, which is very different from what it used to be in 2006-07. One should look at completed projects,” Mistry told ET. 
 Talking about <keyword id="2365245" type="UNKNOWN" weightage="20" keywordseo="FDI-in-real-estate">FDI in real estate</keyword>, Mistry said, “There is tremendous amount of interest in foreign money coming to India. Most of the money has come into various private equity funds, funds that cater to the affordable housing segment and funds that cater to larger developers. It is the middle and larger developers who have access to these funds.”

<keyword id="6367143" type="ORGANIZATION" weightage="80" keywordseo="LIC">LIC</keyword> <keyword id="100080" type="ORGANIZATION" weightage="80" keywordseo="housing-finance">Housing Finance</keyword> has blocked realty developer Orbit Corporation's premium residential project in Mumbai to recover its dues. 

	The lender had taken possession of the property following the developer defaulting on loans worth Rs 96 crore out of total due of Rs 250 crore, reported the Economic Times. 
 LIC Housing Finance will auction a property belonging to Orbit Corporation, one of the leading <keyword id="6354553" type="COMPANY" weightage="80" keywordseo="real-estate">real estate</keyword> developers in Mumbai, for default of loans. 

	It has invited bids under the Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest (SARFESI) Act and has kept a reserve price of Rs 125 crore for the 9,083 sq metre or over 90,000 sq ft property.
 

	Bidders can send bids by July 30.
 

	LIC Housing Finance had marked about 26,000 sq ft at Orbit's Lower Parel project Orbit Grand, 1.70 lakh sq ft at project Orbit Residency Park in Andheri and 45,600 sq ft space at Orbit Midtown at Lower Parel for its dues.

<keyword id="107851" type="General" weightage="50" keywordseo="housing-development-finance-corporation" source="Orion">Housing Development Finance Corporation</keyword> (<keyword id="45123" type="General" weightage="100" keywordseo="hdfc" source="Orion">HDFC</keyword>) plans to raise up to Rs 10,000 crore, which includes Rs 5,000 crore in greenshoe through bonds maturing in 10-year, a person close to development said. The bidding for the bonds will take place on September 5 on the <keyword id="35140" type="General" weightage="50" keywordseo="bse" source="Orion">BSE</keyword>'s bidding platform. "We have a fixed coupon rate of 7.80 per cent on our proposed bond issue," the person cited above said. Axis Bank and <keyword id="6653" type="General" weightage="50" keywordseo="icici-bank" source="Orion">ICICI Bank</keyword> were appointed as an arranger to the issue.

HDFC to raise up to ₹10,000 cr via 10-year bonds

Washington, D.C. - The Federal Housing Finance Agency (FHFA), as conservator of Fannie Mae and Freddie Mac, today announced it has reached a settlement in cases involving Bank of America, Countrywide Financial, Merrill Lynch, and certain named individuals totaling approximately $5.83 billion. Bank of America Corporation owns Countrywide and Merrill Lynch. The cases alleged violations of federal and state securities laws in connection with private-label, residential mortgage-backed securities (PLS) purchased by Fannie Mae and Freddie Mac between 2005 and 2007. Allegations of common law fraud were made in the Countrywide and Merrill Lynch cases.
The Agreement provides for an aggregate payment of approximately $9.33 billion by Bank of America that includes the litigation resolution as well as a purchase of securities by Bank of America from Fannie Mae and Freddie Mac.
"FHFA has acted under its statutory mandate to recover losses incurred by the companies and American taxpayers and has concluded that this resolution represents a reasonable and prudent settlement of these cases. This settlement also represents an important step in helping restore stability to our broader mortgage market and moving to bring back the role of private firms in providing mortgage credit. Many potential homeowners will benefit from increasing certainty in the marketplace and that is very much the direction we should be taking," said FHFA Director Melvin L. Watt.
Of the 18 PLS suits filed in 2011, FHFA now has claims remaining in seven suits against various institutions and remains committed to satisfactory resolution of these pending actions. The settlement agreement regarding private label securities claims between FHFA and Bank of America involves the following cases: Federal Housing Finance Agency v. Bank of America Corp., et al., No. 11 Civ. 6195 (DLC) (S.D.N.Y.); Federal Housing Finance Agency v. Countrywide Financial Corp., et al., No. 12 Civ. 1059 (MRP) (C.D. Cal.); Federal Housing Finance Agency v. Merrill Lynch &amp; Co., Inc., et al., No. 11 Civ. 6202 (DLC) (S.D.N.Y.); as well as one Merrill Lynch security in Federal Housing Finance Agency v. First Horizon National Corp., No. 11 Civ. 6193 (DLC) (S.D.N.Y.).FHFA efforts are in line with other government initiatives to resolve PLS matters with Bank of America.

New Delhi, May 8 () Caspian Debt on Friday said it has received an investment of USD 20 million (over Rs 150 crore) by US International Development Finance Corporation (DFC) as long-term debt. "The new facility, which is a combination of subordinated and senior debt will support Caspian Debt in providing customised, collateral-free loans digitally to professionally managed enterprises operating in high impact sectors in India," a statement said.These sectors include microfinance, SME finance, affordable housing, affordable healthcare, sustainable agribusiness and education, it added.Caspian Debt primarily works with first-generation social entrepreneurs, who find it difficult to raise working capital as they run new-age businesses with an asset light model, and have no collateral to offer. The statement noted that many of these companies are well capitalised and are growing rapidly but require more responsive lenders.Caspian Debt said with this facility, it is also committed to contributing 33 per cent of its investments to women-centric businesses and fulfilling its commitment to DFC's 2X Women's Initiative. 2X has catalysed over USD 2 billion of private sector investment in businesses and funds owned by, led by, or providing a product or service that intentionally empowers women in the developing world."Caspian Debt has lent over USD 219 million to over 140 early-stage enterprises contributing to 13 Sustainable Development Goals (SDGs) over the last seven years. New Delhi, Mar 14 () Private sector Bandhan Bank said it will invest Rs 300 crore in Yes Bank as part of RBI's reconstruction plan for the crisis-hit lender. In a late night filing on Friday, Bandhan Bank said its board has "granted approval for an equity investment of Rs. 300 crore for acquiring upto 30 crore equity shares of Rs 2 each of YES Bank Limited, for cash, at a premium of Rs 8 per equity share, under the proposed Scheme of Reconstruction of YES Bank Limited under the Banking Regulation Act, 1949, subject to regulatory and government approval". ICICI Bank, Housing Development Finance Corp Ltd, Axis Bank and Kotak Mahindra Bank too on Friday said they will join the SBI-led consortium and invest in Yes Bank. ICIC Bank and HDFC will invest Rs 1,000 crore each, Axis Bank will invest Rs 600 crore by buying 60 crore shares and Kotak Mahindra Bank Rs 500 crore through buying 50 crore shares. On Thursday, SBI said it will invest Rs 7,250 crore in Yes Bank, which is much higher than the Rs 2,450 crore it had planned initially for 49 per cent stake in the private sector lender that began operations in 2004. Bandhan Bank to invest Rs 300 cr in Yes Bank

MUMBAI <keyword id="222693" type="COMPANY" weightage="40" keywordseo="The-National">The National</keyword> Housing Bank is considering a proposal that seeks to allow lenders to give up to 90% of the property value as <keyword id="6354730" type="UNKNOWN" weightage="40" keywordseo="Home-loan">home loan</keyword>. The proposal is for above Rs 20 lakh loans that carry mortgage guarantee cover. 
 At present, lenders offer maximum 80% of the property value as home loan. “We will discuss the matter of increasing LTV (loan-to-value) ratio for loans that carry mortgage guarantee cover from companies registered with the RBI,” said RV Verma, chairman and managing director of National Housing Bank (NHB), the regulator for <keyword id="100080" type="ORGANIZATION" weightage="40" keywordseo="housing-finance">housing finance</keyword> companies. Housing <keyword id="25455" type="ORGANIZATION" weightage="40" keywordseo="finance">finance</keyword> companies (HFCs) enter into a contract with mortgage guarantee companies at the time of loan origination. 
 
The measure helps mitigate default risk. This can also prove financially viable when they securitise home loan portfolios. People with knowledge of the matter said NHB’s efforts are aimed at increasing the LTV ratio for loans above Rs 20 lakh to 90% from 80% now. LTV ratio at 90% means a home loan borrower can avail a loan of Rs 90 lakh against a property value of Rs 1 crore. 
 
Securitisation means selling loan portfolios to other lenders to obtain an upfront payment sacrificing some costs. Recently, Dewan Housing Finance (DHFL) concluded the first-ever mortgage guaranteebacked securitisation deal for a pool of Rs 37.83 crore home loans coming from 288 loan accounts, a person familiar with the matter told ET. Each loan is below Rs 25 lakh, falling in the priority sector category. 
 DHFL is said to have sold the portfolio to India’s largest private sector lender <keyword id="6653" type="CITY" weightage="40" keywordseo="ICICI-bank">ICICI Bank</keyword> after taking 30% (of loan size) mortgage-backed guarantee from <keyword id="1125471" type="COMPANY" weightage="40" keywordseo="India-Mortgage-Guarantee-Corporation">India Mortgage Guarantee Corporation</keyword>. This will help the bank attain its priority sector lending target mandated at 40% of net bank credit. 
 IMGC is the country’s first mortgage guarantee company. It was established in 2012 as a joint venture with NHB, Asian Development Bank, International Finance Corp and Genworth Financial. Its guarantee can be invoked if DHFL borrowers default on those loans. <keyword id="6431877" type="COMPANY" weightage="40" keywordseo="Care-Ratings">Care Ratings</keyword> has given the loan pool an AAA (SO) rating. Structured obligation (SO) is an issue-specific rating. 
 As a company, DHFL has a rating of AA+. DHFL has assigned the pool to a special purpose vehicle, Nirmaan RMBS Trust – Series IV – 2014, which has issued a passthrough certificate where the bank has invested. “Mortgage-backed guarantee is an important <keyword id="444072" type="ORGANIZATION" weightage="40" keywordseo="risk-management">risk management</keyword> tool for housing finance lending,” said Vijay Agrawal, joint general manager at Care Ratings. “This will pave the way for future growth in this space.” According to NHB’s Verma, mortgagebacked guarantee provides protection from possible defaults, long-term lending for home loans up to 20 – 25 years.
