Instead, it's their continual negativity and pessimism that depletes your energy.For an energy vampire, "something is always going wrong," Minaa said. They refuse to see the positive side of a situation and reject any attempts to move forward.Another sign of vampirish behavior is emotional dumping or unhealthy venting. They will flip the conversation, insert their own story, and even expect you to support them, Minaa said.<h2>Empaths like me are especially vulnerable to energy vampires</h2>Energy vampires are "drawn to people who are kind, empathetic, and most importantly, have very poor boundaries," Minaa said. A frequent target of theirs is individuals who neglect their own needs and frequently make themselves available to listen and help others.Such people-pleasing behaviors can inadvertently enable an energy vampire's behavior. When empaths engage in people-pleasing, it's usually because they have a desire to connect with others on a deep emotional level as opposed to being driven by a fear of being rejected or letting others down.Empaths are "highly attuned to the feelings and emotions of those around them," <a target="_blank" href="https://reenabpatel.com/">Reena B. No matter how much you try to help, it's never enough for an energy vampire, Patel said.<h2>Conserving your energy with clear boundaries</h2>"Empaths have a greater need to protect their energy than the average person and can easily get sucked in by the demanding, needy, or guilt-inducing behavior of an energy vampire," Abrams said. Her advice is to limit your interactions with energy vampires to the extent possible.Setting boundaries can look like physically removing yourself from the space, moving the interaction online, or "ending the conversation efficiently with a polite but firm tone," Abrams said. "A boundary could mean a temporary or permanent break in contact if the interactions are negatively impacting you."Managing expectations is also helpful. "Let the energy vampires in your life know what timeframe you have from the start," Patel said. Today, the green bond market is valued at around $2 trillion. Compared to that, the blue bond market is much smaller, just about $5 billion, but it's on the cusp of a big change, Lawton explained. He's seeing even more enthusiasm around the asset than he observed for green bonds when they were at the stage blue bonds are today.Lawton is part of the effort to launch the <a href="https://www.bloomberg.com/news/articles/2023-11-20/t-rowe-ifc-seek-investors-for-blue-emerging-market-bond-fund">first blue bond strategy</a>, and is seeking commitments from investors for a fund that will make investments in the space. "It's a very nascent market today," he explained. "So one is not able to go out and invest several billion into blue bonds because the market doesn't exist. So what we're endeavoring to do is actually build out the market ourselves."The firm has partnered with the International Finance Corporation, a member of the World Bank Group. They've each committed to putting up to $75 million into the strategy and will be looking to raise another $350 million t0 $450 million from investors. The fund would target a return 3% to 6% over the US Treasuries yield curve."Blue is kind of at that tipping point where there's a lot more enthusiasm and engagement amongst capital market participants, investors, underwriters, issuers," Lawton said. "I think we're at this tipping point, whether it tips in '24 or '25 or '26, I have a high degree of confidence it's going to happen. I couldn't pinpoint the exact date, but it does feel like we're on the precipice," he added. <h3>The economic argument</h3>Blue bonds can finance anything from biodiversity and marine conservation to projects aimed at preventing overfishing to plastic pollution cleanup. But for all its climate and sustainability goals, there's a compelling economic reason investors would put their money into the bonds, Lawton explained."Take, for instance, water sanitation, a utility, right? Long-term contracts, high recurring cash flows, there's a pretty strong economic argument to be made for investing in those types of bonds."That's worth noting given the current backdrop for sustainable financing conversations. ESG investing has come under fire in the past year, driven by a wave of anti-woke sentiment. Climate-focused mutual funds <a href="https://markets.businessinsider.com/news/funds/climate-change-esg-investing-mutual-funds-interest-rates-anti-woke-2024-1">sales dropped by 75% in 2023.</a>But blue bonds seem to have sidestepped the vitriol, in part because it's a heavily under-invested theme (less than <a href="https://www.man.com/maninstitute/blue-bonds-sustainable-debt#:~:text=From%202018%20to%202022%2C%20there,of%20the%20sustainable%20debt%20market.">0.5% of the total sustainable debt market</a>), but also because of that financial appeal."For all the politicization of ESG, this is one of those few topics that we can all agree on," Lawton said.<h3>The origin of blue bonds</h3>One of the first blue bond programs was launched with the help of a non-profit organization called The Nature Conservancy to finance conservation efforts in Seychelles. The program used what's called a "debt-for-nature" swap, where a portion of a country's debt is forgiven in exchange for local investments in conservation measures."I give The Nature Conservancy a lot of credit because they created a blue bond program a few years ago that I think really kicked up a lot of interest in the space," Preeti Bhattacharji, JPMorgan's head of sustainable investing, said.The organization is now one of the <a href="https://www.nature.org/en-us/what-we-do/our-insights/perspectives/an-audacious-plan-to-save-the-worlds-oceans/">best-known issuers</a> of blue bonds, Bhattacharji said.Lawton from T Rowe Price added that banks like the Asia Development Bank and the Export-Import Bank of Korea have <a href="https://www.kedglobal.com/banking-finance/newsView/ked202301060002">also issued blue bonds.</a> The funding method is actually gaining a lot of traction in the Asia-Pacific region given the region's dependence on marine resources, with issuance doubling to $1 billion since its debut in 2020, the South China Morning post <a href="https://www.scmp.com/business/banking-finance/article/3234882/blue-bonds-set-make-waves-new-financing-tool-ocean-friendly-projects-asia-pacific-region" target="_blank" rel="noopener">reported</a> in September last year.And more institutions are jumping in. Last August, wind energy company Ørsted became <a href="https://orsted.com/en/media/news/2023/06/20230608684811" target="_blank" rel="noopener">the first energy company to issue a blue bond</a>, worth 100 million euros and maturing in 2028. Mitsui O.S.K Lines, a Japanese shipping company, also announced in December <a href="https://www.ajot.com/news/mol-to-become-worlds-1st-shipping-company-to-issue-blue-bonds" target="_blank" rel="noopener">a 10 billion yen ($66 million) blue bond issuance.</a>While the buy-side enthusiasm is still limited to a relatively small pool of investors, Bhattacharji from JPMorgan said the market has a lot of potential to grow as sustainability becomes a priority for future generations."As younger people come into their wealth, come into their power, enter the space, start asking these questions, the pattern that I've seen — not specific to blue bonds, but across sustainability — is there's just growing, swelling interests across these subjects," she said. "And I don't see any reason blue bonds should be an exception to that."

This time, its recommendations are being described as a "<a href="https://www.newyorker.com/news/daily-comment/the-un-issues-a-final-warning-on-the-climate-and-a-plan" target="_blank" rel="noopener">final warning</a>" from scientists. Phoenix residents are all too familiar with sweltering heat — temperatures are consistently <a href="https://www.accuweather.com/en/weather-forecasts/phoenix-sets-new-record-for-most-100-degree-days/831767" target="_blank" rel="noopener">over 100 degrees for about 140 days a year</a> — and other extreme weather. The arid capital city has already experienced major environmental issues, including a diminishing supply of fresh water, reduced air quality, and unusually high energy consumption.For years, architects and homebuilders across the American Southwest have worked to <a href="https://www.businessinsider.com/net-zero-energy-efficient-homes-luxury-real-estate-2022-7">integrate sustainability into new-construction homes</a> to lessen their impact on the environment. But in Phoenix, one of the <a href="https://www.nytimes.com/2021/08/12/us/phoenix-census-fastest-growing-city.html" target="_blank" rel="noopener">fastest-growing cities</a> in the country, the problem is particularly acute.Its metropolitan area of about 5 million continues to draw in people of all ages and professions with its mountainous beauty, food and wine scene, and relatively low cost of living. So builders and residents alike are realizing that it's more crucial than ever to focus on design that makes as little impact on the environment as possible, while still providing enough space and comfort to occupants.<div type="image" title="A construction worker installing an insulating membrane on a house." height="1536" width="2048" msid="98950965" hostid="261" sizebytes="571956"></div>Arizona is a <a href="https://www.nytimes.com/2020/11/11/realestate/where-energy-efficient-homes-are-being-built.html" target="_blank" rel="noopener">hot spot for sustainable building</a>. It started with simple construction with adobe mud bricks, used for centuries, before modern materials and construction methods were adopted. In the 1930s, the famed architect Frank Lloyd Wright built Taliesin West, his live-in architecture school and studio, which was inspired by primitive building techniques that used large rocks and trees to create a low-slung campus that felt like it's built into the earth.In 2021, of the more than 120,000 <a href="https://www.energystar.gov/newhomes" target="_blank" rel="noopener">Energy Star-certified</a> homes that were built in the US, Arizona built the highest share, 17%, or 20,140 homes. Arizona builders that <a href="https://c21northwest.com/energy-efficient-home-builders-in-arizona/" target="_blank" rel="noopener">tout their energy-efficient homes</a> include Fulton Homes, Maracay Homes, and Meritage Homes. Phoenix has even <a href="https://www.architecturalrecord.com/articles/14238-phoenix-offers-free-plans-for-net-zero-home" target="_blank" rel="noopener">offered free preapproved plans to residents</a> who want to build a net-zero home. Insider spoke with a Phoenix sustainable-construction consultant and homeowner taking strides to not only incorporate the latest tech into new homes but also use safe, natural building materials whenever possible. <h2>What it takes to build a sustainable home in Phoenix</h2>Making a home sustainable in Phoenix requires more than simple upgrades like solar panels or electric-car chargers, said Lucas Johnson of Vali Homes, a company that consults with homeowners and builders on sustainable development. Typical homebuilders will construct the same few home models across the country, Johnson said, but because of Phoenix's extreme heat and water concerns, new homes should be "desert-optimized," or designed with these considerations in mind. The city and its suburbs are in a low-desert valley known for its extreme heat and dryness, but there are also unique challenges during monsoon season in the middle of summer. "Buildings will get wet but have no ability to dry well. That's the recipe to create mold and rot, which is a way bigger issue here than you'd think," said Johnson, Vali's self-described "chief science nerd" who researches sustainable building materials and designs to apply to projects.<div type="image" title="Wool insulation inside of a new under-construction home." height="1536" width="2048" msid="98950967" hostid="261" sizebytes="500346"></div>Phoenix homes need to be properly insulated because of the extreme heat and weather conditions, and it's common to find long, low-slung single-story ranch houses in the area, which helps prevent heat from rising and stifling additional floors.Take, for example, a four-unit townhouse complex dubbed Vali Mews that Johnson's team is working on in north Phoenix.The team selected a site that was not raw, untouched desert and sought to build on a site that had already been developed at some point. It used wool for interior insulation instead of <a href="https://archive.epa.gov/epa/saferchoice/potential-chemical-exposures-spray-polyurethane-foam.html" target="_blank" rel="noopener">toxic spray foam</a> and chose pricey Gutex wood-fiber boards imported from Germany for exterior insulation.While the "desert-optimized, future-proofed" homes offer sustainability and functionality, they aren't cheap: A three-bedroom, 2,350-square-foot floor plan starts at $1.65 million. <h2>Making a home sustainable can come with challenges</h2>Last year, Gerald Leenerts, a Phoenix-area homeowner, set out to make his home more sustainable.One of the first things Leenerts did after buying his house was get rid of the lawn. The <a href="https://www.businessinsider.com/anti-lawn-movement-in-phoenix-helping-residents-redefine-american-yard-2023-3#what-is-the-anti-lawn-movement-1">increasingly popular "anti-lawn" movement</a> in the Phoenix area has been a way to address the region's looming water crisis by opting for a yard that's more suitable for a desert climate — think rocks and cacti — instead of a lush, water-consuming space lined with green grass and flowers. Leenerts wanted to go further: He was looking to do a full sustainability-focused renovation of his home. Right away, he faced a major challenge. He lives in a historic district in Scottsdale, a suburb of Phoenix known for its pricey homes, so a planned addition to the house was struck down by the city because it was determined to be too aesthetically intrusive. <div type="image" title="Wool insulation inside a new home." height="3024" width="4032" msid="98950969" hostid="261" sizebytes="873960"></div>Instead, the compromise with the city was that Leenerts could build a new 1,000-square-foot accessory dwelling unit — essentially a tiny guest house — on the property, and he hired Vali Homes to help with planning and design.The under-construction ADU contains many of the same "desert-optimized" features and natural materials as the Vali Mews project, Leenerts told Insider, but there's an emphasis on conserving water."Water is, by far, the biggest resource concern that we have here, so we needed to prioritize that as the first and foremost thing in our ADU addition," he said. "It's not energy consumption but water consumption."The new ADU has a metal roof that directs rain to water-collection barrels that Leenerts can then use for gardening. Inside, the tiny home has high-efficiency showerheads and faucets to reduce water consumption.Instead of using drywall to build out the interior, Leenerts opted for plywood, which can be reused or recycled if a wall is damaged and needs a repair or replacement. Leenerts also opted for natural wool and wood fiber for insulation to keep the interior temperature stable without overburdening the heating and air-conditioning systems. <div type="image" title="A new house with wooden exterior siding." height="2841" width="3788" msid="98950971" hostid="261" sizebytes="1204652"></div>The total cost of the project is north of $400,000, Leenerts told Insider, though he said it could be done for closer to $300,000 — or less — if cheaper materials were used for construction. Both Johnson and Leenerts said the use of natural materials was not only more sustainable and environmentally friendly but also healthier for the occupant. It's this holistic approach to the environment and health that will be the key to addressing climate concerns and waste — especially in this moment, when we're quickly running out of time to reverse course on the climate crisis. "We've taken a long time to address climate impact, so we don't have a ton of time for efficiency to create payback periods," he said. "What's incredibly important is that buildings are made out of good ingredients in the first place. One of our sayings is that the ingredients create the results."

"If it did grow to consume significant energy, I think it would still be less wasteful than the labour and resources intensive conventional banking activity it would replace," Satoshi said in a 2009 email exchange released by early bitcoin developer Martii "Sirius" Malmi as part of a trial in the <a href="https://www.wired.com/story/craig-wright-bitcoin-satoshi-nakamoto-trial/" target="_blank" rel="noopener">UK High Court</a>.
